3 bedroom terraced house
Key information
Property description & features
- Tenure: Freehold
Available for sale is this deceptively large three-bedroom character house in a popular residential part of Rodley. Close to local amenities, including easy transport links to Leeds City Centre, and access down to the canal this house would be a fantastic family home and is ready to move into!
Breakfast Kitchen
17'1" x 9'3" (5.2m x 2.82m) The kitchen is accessed by the rear roadside, through the yard and external door is a modern, tasteful kitchen with seating for breakfast dining and a high quality finish throughout.
There is a built in fridge/ freezer as well as a built in drinks chiller and plumbing for washing machine too.
Living Room
14'3" x 13'10" (4.34m x 4.22m) The main reception room in the house is the warm and welcoming living room offering a nice, spacious room which is tastefully decorating and features Herringbone wooden style laminate flooring and has a large window overlooking the front of the property, providing ample natural light.
The living room also has a feature wood burning stove in the fireplace adorned with a wooden mantle and alcoves with cupboards and shelving for additional features and storage.
Entrance Hall
Located at the front of the house (even though main access is gained at the rear via Oaklands Road) there is a large entrance hall which leads onto the garden and driveway.
Main Bedroom
14'1" x 10'3" (4.3m x 3.12m) The Main bedroom on the first floor is a front-facing double bedroom. This is a lovely and cosy room which is bright and airy, with space for a large bed as well as alcoves either side of the chimneybreast, which are ideal spaces for wardrobes and other furnishings too.
The main bedroom also features the same beautiful Herringbone wooden style laminate flooring as the living room and also has feature panelling to one side.
Bedroom Three
10'4" x 6'5" (3.15m x 1.96m) The smallest of the three bedrooms is also located on the first floor adjacent from the main bedroom. This is still a large single bedroom with no bulk-head as some third bedrooms have, making it a nice-usable single room or ideal as a home office.
House Bathroom
The house bathroom WOW!
This is immaculate and beautifully designed with modern features and gold accents throughout the fixtures. There is a four-piece suite with a freestanding, double ended bath and freestanding tap and shower head.
There is a separate walk-in shower featuring a mixer shower, one of which is a rainfall shower head, the cubicle also features LED lighting running through the panelling giving a luxurious touch to this modern bathroom.
The hand-wash basin is wall mounted and also features LED lighting within the panelling and a Halo LED mirror. The bathroom also has a toilet, a good size wall mounted towel rail and feature marble tiled floor and half wall to one side.
Bedroom Two / Home Office
18'9" x 9' (5.72m x 2.74m) The lower ground floor in this house is actually the ground floor from the front of the property and leads from the front garden and driveway giving this room ample natural light. The current owners of the property are using this room as a home office but previous owners have used this as the second bedroom and can be used as such. This room could also be used as a lovely garden room in the summer periods if a second bedroom was not a requirement.
Cellar and Store Rooms
9'10" x 9'3" (cellar) There are two additional rooms on the same floor as the second bedroom that is a nice opportunity for future conversion.
There is plumbing above these rooms so it is feasible that the new buyer could create an en-suite for the bedroom on that floor, or it would make fantastic additional home office space, or exactly as it currently is making brilliant storage space.
External
Externally to the front there is a low maintenance garden, which also contains the driveway for off street parking. Parking on the street both sides is readily available so it would be possible to lose the driveway and create a larger garden at the front of the house.
Externally to the rear (Oaklands Road) there is a paved outside garden which is a nice place to sit and enjoy the company of friends and family in the summer periods (Yorkshire weather permitted of course!)
Location
Rodley is a characterful Yorkshire town which was historically built for millworkers due to Leeds’ historic involvement in textiles and more specifically; transporting goods via the Leeds Liverpool canal.
Located between Farsley and Horsforth, Rodley is a residential village but does have some small shops and eateries including pubs along the canal. Rodley also has fantastic road links and easy access to the Ring Road as well as great bus links for commuting. There are communal green spaces to be found in the Rodley Nature Reserve as well as scenic Yorkshire walks along the canal.

Broadband availability and predicted speed: obtained from Ofcom on June 4, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on June 4, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
