LANDSCAPED REAR GARDEN.

VENDOR HAS FOUND.

INTERNAL VIEWINGS AVAILABLE ON REQUEST.

A sunny sanctuary with glorious open views which change with the seasons from the main rooms and conservatory, this 4 bed detached house with a garage is set in extensive gardens, beautifully landscaped to catch the sun at any time of day. A rare find tucked down from an exclusive street, this fabulous modernist house, built in the 1960’s for a luxury lifestyle, has been skilfully remodelled to offer sophisticated rooms with an easy flow for entertaining and quiet nights just 10 minutes from central Brighton, with good state and private primary schools, a choice of popular parks and Preston Park Station’s direct trains to Gatwick and London within a 5 minute drive.

Design-led, a living room with a gas ‘wood burning’ stove and high end kitchen/dining room have engineered oak flooring for an easy in/out flow, with sliding doors between the two to keep options open. Full of sunlight, a conservatory leads out to a south facing dining deck where steps take you down to a large garden with defined areas for seating and a gazebo with a hot tub, which could stay. There is a chic, ground floor cloakroom for guests by a discreet boot room/store which inspires ideas, stnc… Upstairs, the chic, marble lined bathroom has underfloor heat and all four bedrooms are peaceful and ready to move into, with three doubles and a generous single used as a comfortable home office. It is also worth noting that there is lapsed consent to create a principal suite at the top as the current owners didn’t feel they needed any extra space. Between Gatton, Hove, Dyke Road and Preston Parks, each with sports facilities as well as playgrounds, the gym of Withdean Sports Complex is a 1 minute drive and with swift access to the sea, water sports and countryside of the National Park there is something for everyone of any age to experience. Well-connected with bus routes it is close to (but out of hearing of) both London Road which takes you into the heart of the city and its beaches or to the A23/A27 and Amex Stadium, as well as to Dyke Road Avenue which will take you to Devil’s Dyke or Brighton Station all in minutes.

Why you’ll like it:
Enjoy the easy flow of this light-filled home where secluded, elegant spaces for entertaining and the main family bedrooms have leafy open views over Preston Valley. Tucked away on a little known road of prosperous detached homes, inside the spacious interior blends sophisticated living with subtle home comforts including the installation of energy efficient windows, contemporary oak doors and plantation shutters at the front, and a remote control system on the garage.
Skilled landscaping screens the house from the street as well as delivering an impressive, lit approach. Through the front door, a broad hallway has engineered oak flooring to put visitors at ease as it continues into both the living room and the kitchen diner to allow an easy flow through the house to the gardens.

Ahead, the sun-lit kitchen diner has the wow factor as soon as you walk in with ambient lighting levels and large picture windows to frame an astonishing, verdant vista by day and a distant glitter of other homes by night, so guests can dine admiring the view in relaxed, but not isolated seclusion. Stylish and sociable, the kitchen is tucked behind a peninsular island where on-trend units deliver sophisticated storage and quartz working surfaces look great, but which are also user-friendly. Good to go, high end integrated appliances include a Bosch gas hob beneath a hood and a grill, fan oven and microwave at eye level, and there is also a dishwasher and washer drier. At the far end, a glazed door leads to a discreet boot room/store with access to both the front and back of the house, and behind you sliding doors open - or close- to the living room.

A joy in all seasons with a gas wood burner style stove, the living room is light and inviting with leafy views at both the front and back – unusual this close to the city centre. A wall of glass looks through the conservatory to bring the outside in even when seated and there is an easy flow into the elegant conservatory, which is on the same level, where simple decoration keeps the attention on the sculptural aspect of this space and the sweeping, verdant valley, and French doors in the south wall open to the dining deck.
The lit deck is a spacious sun trap, designed for dining in style which enjoys both the unique roll of the vale and overlooks the large garden beneath. Beautifully landscaped to catch the sun, with a seating area in the one corner for the morning and a hot tub (which could stay) beneath a gazebo in another for after work. A central lawn is child and pet friendly made private by mature planting for all year interest, and this tranquil oasis is also secure.

Returning inside, upstairs the luxury bathroom has a designer finish with a Grohe shower above the bath, a warming rail for towels and it is lined with fashionable Italian marble which conceals underfloor heat. Next door, the first of the double bedrooms is calm and quiet with glorious views and fitted wardrobes. At the heart of this floor, a guest room is restful with expansive views which flame with colour during autumn, and it could also be an inspiring nursery. Also peaceful at the back with wonderful views and impeccably decorated in the soothing tones of Fired Earth, the principal bedroom is a dream come true with plentiful, organised wardrobe space. Not to be outshone, the fourth bedroom is a hushed, generous single which is used as a private home office as it is not overlooked.

Agent’s Thoughts:
“With a discreet design led interior and a fabulous, tranquil garden this unusually private home is beautiful and ready to move into. In an exclusive location ideal for professionals or a family it is within minutes of schools, parks, shops and a station to London.”

Owner’s secret:
“We came to see the house as the location was ideal, close to the city centre and the station with the A23/A27 a 3 minute drive but fell in love with the amazing views! Light and open in the summer, during winter the house transforms into a warm, private haven. The flow of the ground floor to the garden is perfect for entertaining and personal time for us as a couple when everyone else has gone- and we love lazing in bed on Sunday mornings where all you can see are the trees and open sky. If you have children, it is in a good school catchment area, and it’s easy to meet local families either at the school gate or in the local parks. If you are a couple, the Sports complex is very friendly with a gym and tennis courts and the woods have a lovely community of dog walkers and joggers – although we often take the dog to Green Ridge and the windmill as we love the Hillside Café there. The area is safe and quiet with considerate neighbours who have become friends on the WhatsApp group and it is also close to bus routes, so you don’t always need a car. Convenient for nights out either locally, in Brighton, Hove or the West End, as Preston Park Station has direct trains to all of them, we shall miss our sunny home and garden, (and easy parking!) but hope that you will love it as much as we have.”

Where it is:
Shops: Local on Valley Drive 1 by car, 4 on foot, Eldred Avenue 3 mins by car, Local Sainsbury’s and Waitrose 5 mins drive.
Station: Preston Park 5 mins by car, 15 along footpath, Brighton or Hove Stations about 15 by car
Seafront or Park: Withdean, Gatton, Dyke Road and Preston Park all under 5 minutes, Seafront 15

Nicknamed Brighton’s Hollywood Hills, Withdean is an exclusive area of the city between the sea and the South Downs National Park. Although the thriving city centre’s just minutes away, this prestigious area is quiet with plenty of amenities nearby, local schools are good and there’s access to some of the best private schools in the country too, including Brighton College. Withdean Sports Stadium has a range of leisure facilities including a gym, tennis courts and athletic track, and by it, Withdean Woods Nature Reserve has its own community of joggers and dog walkers. Dyke Road Park (which has an open air theatre) Hove & Preston Parks are all a short drive all with playgrounds and cafés full of local parents, and Gatton Park, which is a 10 minute walk, (2 mins by car) is a well-kept neighbourhood secret! For those who need swift access to Gatwick or London, Brighton, Preston Park and Hove Stations are all easy to reach by foot, bus or cab and access to the A23/ A27 is quick.
