Location -
Polruan lies on the east bank of the river Fowey, just inside the entrance to Fowey harbour. The village has its own general stores, sub post office, tea rooms, two public houses and a long established boat building and repair yard. The village is connected to Fowey, which has a wider range of small shops and businesses catering for most day to day needs, by a regular passenger ferry. The immediate area is surrounded by many miles of wonderful coast and countryside, much of which is in the ownership of the National Trust.
Once away from the immediate local lanes, there are good road connections to the motorway system via the A38/A30. Railway connections (London Paddington) can be made at a number of local stations (Par, Liskeard & Lostwithiel).
The Old Dairy Cottage is located three quarters of the way up Fore Street one of the most popular roads in Polruan. A short walk away is the local car park and access to the stunning South West Coast Path. At the bottom of Fore Street is the harbour, shops, pubs and general amenities.

The kitchen is well lit from two Velux windows, a stable door leads out to the rear garden.
Stairs wind up to the first floor which comprises of two double bedrooms facing Fore Street and a family bathroom. Both double bedrooms have electric storage heaters. The modern bathroom has a bath, Electric shower, wash hand basin with vanity unit, WC and heated towel rail. An airing cupboard houses the water tank.
There is a loft hatch in the hallway.
The property is heated via storage heaters in the majority of the rooms and a wood burner in the living room.
Outside - A gravelled courtyard at the front of the property provides the ideal place to sit and relax whilst watching people walking up and down the hill to the harbour.
Steps from the kitchen lead up to a level garden mostly laid with Astro turf with a patio seating area and flower and shrub boarders. An outbuilding has a utility area with worksurface and space for an undercounter fridge freezer and washing machine.
The Old Dairy Cottage is a much loved second home but has been a holiday let in the past. It is being sold chain free!
