Description

Westgate House has a highly desirable setting on this leafy, mostly residential road close to the heart of the village of Scothern. The position is particularly well-suited to families, being approximately 150 metres from the Ellison Boulters Primary Academy, and is wonderfully spacious inside and out to provide plenty of room for big family celebrations and visiting guests. This detached executive home was built in 1995 in the Neo-Georgian style, so while it is modern throughout it has a characterful appearance featuring a pedimented front door and sash-style windows. Internally it is beautifully presented with premium fixtures and fittings such as a wood-burning stove, a lovely farmhouse-style kitchen with a range cooker and contemporary bath and shower rooms.

The layout is also ideally suited to families, with bright, open and airy reception spaces for both formal and relaxed family occasions, plus four generously sized bedrooms upstairs. The ground floor accommodation is set around a central entrance hall, and is well appointed with a sitting room, dining room and cloakroom/WC at the front of the house, and the warm and welcoming open plan kitchen/breakfast room to the rear, along with the useful additional rooms such as a boot room and a utility room with storage and space for laundry machines. Upstairs the first floor features a good-size principal room with a wall of built-in wardrobes and an en suite shower room, a further en suite double bedroom perfect for guests or older children, two additional doubles and a family bath/shower room.

There are lawned gardens to the front and rear, with mature trees at the front providing a feeling of privacy. A gravel driveway leads along the south side of the plot to the rear where there is a large parking area and access to a detached garage. The rear garden is an excellent size and features a large patio and terrace, which is partly shaded in two places.

Location

Scothern is a popular village which lies approximately five miles north-east of Lincoln. It has an active local community and amenities including Ellison Boulters school, a pub, village hall and the highly regarded Scothern Nurseries garden centre, plus the historic parish church of St Germain’s which is mentioned in Pevsner’s Architectural Guides to the British Isles. There are many local footpaths suitable for hiking, dog walking and Bluebells Woods Farm Shop. The neighbouring village of Welton has high-achieving William Farr School as well as more extensive amenities, while the cathedral city of Lincoln has a variety of excellent facilities.

For commuting further afield there are good road links via A46, A15 and A57 to motorways including M180, M18, M62, A1(M) and M1. Newark Northgate train station is approximately 22 miles away with mainline services to London Kings Cross (from 1 hr 20 minutes) and trains north to York, Leeds, Newcastle and Edinburgh.
