A note from the vendor - I have lived at this flat for 18 years, since I was 27. When I bought it, it was very run-down and unloved with a 20 year old kitchen covered in rust and rotting carpets! To begin with, I rented out the second bedroom and, as the two larger bedrooms are at opposite ends of the flat, it worked so well for privacy. Since then, the flat has gone through different iterations until it is now a family home, and finally too small for us!

One of the things friends always talk about is how quiet the flat is. Even though you are a minute's walk from Lordship Lane, you don't hear traffic or sirens. It backs on to Alleyn's school playing field so there is a sense of space that is so rare in London. You have the benefit of being on the ground floor, and yet you can see the sky, especially from the bedroom at the back. This means that on a sunny day, the flat is filled with light. The sunrise lights all of the rooms along the hall and comes around to the back room for the rest of the day. I use this room as an office and it's a calm, quiet and light-filled place to work. During hot summers, the flat is easy to keep cool and it feels like a sanctuary.

Playfield Crescent itself is a wonderful and friendly multi-generational street. We have an active and positive WhatsApp group where people lend, offer, borrow and share local information. There is always parking relatively close to the flat.

This has been a calm and safe home for me and I am looking forward to passing it onto someone else who will love living here as much as I have.
