Drawing 5042 02 over illustrates the yard layout
and is annotated for ease of reference. The property was originally a poultry farm. From 1971 until early 2011 (when the use ceased as the result of changing technology), most of the farm buildings were the base for a printing business. This commercial use was clarified by a Certificate of Lawful Existing Use, planning reference WK/8/93 granted in 1994. Unit 5 was confirmed in this certificate as a vehicle workshop and store and this has not been changed subsequently.
In 2014 a disused part of the buildings previously used as part of the printworks was converted into three residential studios, Use Class C3. These are units 1a, 1b and 1c on plan 5042 02. No planning application was made for the change of use but it was regularised by a Certificate of Existing Use of Development dated 31st May 2023. Unit 2 is used as a domestic storage for Little Firslands.
Other parts of the poultry buildings specifically Units 3, 4a, 4b on Plan 5042 02 were let to a variety of users now falling into Class E of the Use Classess Order as amended in 2020 by The Town and Country Planning (Use Classes) (Amendment)
(England) Regulations 2020 and are covered by
a Certificate of Lawful Use of Development for
commercial use granted by Horsham District Council dated 31st May 2023 as follows: Units 4 and 4a for use as a children’s nursery, Unit 4b as an office. Units 6 and 7 have planning permission granted by WK/22/93 with demolition of part of the building (WK/23/93) to create parking for B1/B8 use and have been let within the terms of the planning permission.
Strictly by confirmed and accompanied appointment with the agents. The nursery will not be accessible for viewings.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
