Property description & features

"The workshop/ garage has been our hub for all sorts of DIY and crafts, and was transformed into a lockdown gym for a while. The sun-flooded garden has been perfect for gardening days and attempting to solely switch to home grown veggie and the blackberry bush keeps on giving. On the weekend, nearby Eastville Park, Green Bank and St George Park areas have been our fave for dog walks and coffees and brunches. On office days, easiest commute into town by bike with the Bristol and Bath Cycle path just around the corner."

Situated on Rose Green Road, a road to the east of Greenbank, south of Fishponds. The house is located very close to the well-used cycle path which runs from the centre of Bristol, all the way to Bath. This cycle path makes it an ideal spot for commuters into the City Centre or to the several new areas of employment based around Temple Quay. For commuters, there are also several buses that run through the area and Stapleton Road train station just a short walk away, making the area a very accessible place to live. This part of Bristol has some of the most choices for parks, nature reserves and green spaces, with Greenbank Cemetery, Eastville Park, Frome Valley Footpath and Coombe Brooke Nature Reserve all nearby. Within minutes are also the shops and cafes of Greenbank, St Marks Road, Fishponds and Church Road, giving residents of this area a fantastic choice, with very well regarded establishments nearby. For families, there are also very good schools nearby including Whitehall, May Park and Chester Park Primary Schools.

A well presented 2 bedroom semi-detached home with off street parking on Rose Green Road in Eastville. On entry, you are welcomed by the entrance hallway leading to the spacious lounge. As you walk through to the rear of the property there is a dining room with built-in cupboard and access to the fitted kitchen, utility area and bathroom. Outside, the garden is a great size for hosting friends and perfect for keen gardeners. There is also access to the garage, currently utilised as a workshop. Upstairs there are two spacious double bedrooms, the master with stripped floorboards.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on October 27, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
