Travel into the village passing the village shop on your left and taking the right hand turning into Bondend Road where 91 can be found on your right, after the school and a short distance after the turning to Twyver Close.
Location - Upton St Leonards is a lovely historic village ideally located immediately south of Gloucester. The village has a strong sense of community spirit and 91 Bondend Road is within easy walking distance of the popular primary school and the village general store/post office. There is also a farm shop, pub and numerous societies and sports clubs. There are lovely walks in the surrounding area including over the hill to Painswick which is a classically pretty Cotswold village with a challenging 18 hole golf course and there is even a dry ski slope nearby. The village is ideally located for access to both Gloucester and Cheltenham and an excellent choice of secondary schools (state and private). It is also convenient for accessing junction12 of the M5 motorway for Bristol and the South-West and junction 11a for the West Midlands. By rail, there are mainline stations in both Gloucester and Stroud, with regular services from Stroud into London Paddington, from just over 90 minutes.
Description - Woodhay, 91 Bondend Road is set in a sought after location in the heart of the popular village of Upton St Leonards. The property has been beautifully renovated throughout by the current owners and provides lovely light and spacious accommodation all arranged over one level. There is a good sized entrance hallway that leads through to an open-plan sitting/dining room with stone fireplace and double French doors to garden, fully fitted kitchen/breakfast room, cloakroom, 3 double bedrooms and a family shower room. There is also a large partly boarded attic (prime for conversion into more accommodation subject to the necessary planning consent.) A particular feature of the property is the beautifully landscaped garden mainly laid out to the rear of the property with a summerhouse, detached oversized garage, plenty of parking via two driveways, and a further lawn to the front of the property. There is also plenty of room to extend to the side of the bungalow if required subject to the necessary planning consents.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on September 1, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on September 1, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
