A quintessential Cotswold house set in a glorious garden.

Description

Approached off a No Through lane, The Old Bakehouse is a traditional Cotswold house set behind a high stone wall and within a sublime garden. Its position is enviable being in the heart of a picturesque village yet adjoining paddock land to the rear. The house is not listed and has therefore given the owners free rein to make significant improvements. This they have successfully done by opening out the kitchen which now feels part of the garden, extending the first floor accommodation to provide a new principal bedroom suite and improving the bathrooms

The accommodation is out to include an impressive drawing room, an excellent entertaining room with stone fireplace, ceiling beam, window seats and dual aspect windows. On the opposite side of the reception hall is the dining room with a built in drinks cupboard. The kitchen is a wonderful family room which fully opens out into the garden. It is individually designed to provide a bespoke range of cupboards, Rangemaster cooker as well as a central island and bench seating. Off this room is a ‘mini’ office. Adjacent is a boot room with utility room and access into the double garage.

The first floor is arranged to provide an excellent principal suite with en suite bathroom and a dressing room with a separate shower. In addition there are three further bedrooms, a family bathroom and en suite bathroom and dressing room to the guest bedroom. On the second floor is an occasional fifth bedroom.

The property is approached through a pillared gateway with a gravelled parking area fronting the integral double garage. Across the courtyard is a Cotswold stone outbuilding providing storage space and with tallet steps leading up to a loft roof. To the side is an implement store The whole building could be converted to ancillary accommodation subject to the necessary consents being obtained.

The gardens and grounds are a particular feature of the property and create a wonderful setting. The principal garden is viewed from the kitchen and includes a rill, paved surround and on the other side of a lawn is a stone summerhouse. The garden extends through to an enclosed ‘play area’ with tree house and lighting. There is also electricity provided to the bar q are from which there is access to the small paddock. Tucked away in one corner is the productive vegetable garden and coming back to the house is a cut flower garden. Throughout there are a wide variety of specimen trees and shrubs as well many colourful borders planted with an interesting variety of plants, flowers and shrubs. The paddock extends to about 0.25 acres, with the whole being just over 1 acre
