This detached house was built to a high standard and has been kept in immaculate condition.
The property occupies an enviable position backing onto open fields with wonderful south facing views over surrounding countryside to the rolling hills in the distance.
The generous living accommodation includes a spacious entrance hall with cloakroom, a dual aspect sitting room with double doors to the rear patio and garden and a kitchen / dining room with doors opening into the conservatory. The kitchen has an integrated cooker, gas hob, microwave, fridge freezer, dishwasher and washing machine.
Upstairs, on the first floor there is a double bedroom with en-suite shower room, two comfortable single bedrooms and a family bathroom with a shower over the bath.
The second floor is the large primary bedroom. It has built in wardrobes and storage space in the eaves, it floods with natural light and boasts lovely countryside views from the Velux windows. Through an arch, the room opens into an impressive en-suite with a roll top bath, double width shower cubicle and a separate toilet.
Outside the enclosed, south facing garden is in a private position, looking out onto open fields. The garden is predominantly laid to lawn, with a shrub border and a small patio. A vegetable patch with raised beds is tucked away in the far corner and there is rear access to the garage. The driveway infront of the garage offers parking for 2-3 vehicles.

Halberton is a popular village lying about three miles to the east of Tiverton and three miles to the west of Junction 27 of the M5 Motorway with its adjoining Parkway Station (Paddington in just over two hours)
The village has an active community and has a very good little Primary School situated near the lovely old Church, beyond which lies the village pond. The village has a pub and a very good farm shop with The Swan's Neck Cafe. Skirting the village is the Grand Western Canal, the tow path of which offers some lovely level walks.
The nearby town of Tiverton offers a range of shopping and recreational facilities including multiple supermarkets, a selection of high street shops, a leisure centre, rugby and football clubs, restaurants, cafes and pubs. There is an excellent range of educational facilities including Petroc College, Tiverton High School and Blundells Independent School. Tiverton Golf Club is about a mile and a half away.

Broadband availability and predicted speed: obtained from Ofcom on January 8, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 8, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on September 15, 2010 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
