The Property

This welcoming family home has great character and an adaptable layout allowing the house to be lived in as a five bedroom family home with two bathrooms and two shower rooms or a four bedroom house with study with its own shower room and kitchenette. The house has retained much of its original character with a classical three bay facade and stone flagged reception hall still showing part of the original timber frame. Three spacious reception rooms include a beautifully proportioned drwaing room of over 26' in length, with oak floor and open fireplace with carved mantelpiece. The adjacent sitting room is an ideal space for relaxed everyday living and has a south-facing bow window with window seat looking out over a courtyard sitting area. The dining room has an attractive beamed ceiling and a fireplace with wood-burning stove and this room opens directly on to the adjacent kitchen/breakfast room making an ideal space for entertaining. The latter is fitted with an excellent range of cupboards and storage and has granite worksurfaces with two oven Aga and central island unit with granite breakfast bar. The adjacent utility room provides access to the study. On the first floor, a landing lit by a large west-facing window allows access to four bedrooms including both principal and guest suites with the remaining two bedrooms served by a well-appointed family bathroom. The fourth bedroom with its own shower is reached by way of its own separate lobby from the landing.

On the second floor there are two further attic rooms which can be used as occasional bedrooms or playroom/hobbies area.

Outside

The house is approached from Bosham Lane by way of a private road. Remote controlled gates open on to a partially walled courtyard-style approach and parking area to the south of the house. A detached double garage with lighting and power provides secure parking. To the west of the house lies a sheltered lawn surrounded by evergreen hedging and variegated shrubs together with a number of well-established trees including cherry, beech and olive. A pathway leads past the front of the house to a south-facing sitting area, beyond which is an arched gate leads to a courtyard terrace screened by old brick and stone walls with raised south and west facing sitting area. A pergola arch planted with passion flowers leads from the parking areas to a further southerly courtyard, planted with a colourful variety of traditional English perennials, architectural plants, wisteria and flowering shrubs.

This area of the garden is approached by way of casement doors from both the annexe and sitting room.

The Location

Bosham is one of the prettiest and best-known villages on Chichester Harbour with its origins dating back to Saxon times and a famous parish church depicted in the Bayeux tapestry. It has a thriving Sailing Club which has the largest fleet of classic day boats in the country and within the village its picturesque High Street has a number of shops and galleries together with the Anchor Bleu public house. A short walk from Critchfield House takes the visitor to the Millstream Hotel with its popular restaurant and brasserie and about a mile to the north lies Bosham station together with a number of further local shops including a farm shop and post office. The station provides a convenient railway halt with services either via Chichester or Havant to London Victoria or Waterloo respectively. The estuaries and channels of Chichester Harbour provide some of the most picturesque sailing environments within easy reach of London and are ideal for dinghy sailing or day boats. Other sailing clubs in the area can be found at Itchenor, Dell Quay, Chichester Marina or Emsworth. As the main channel reaches the sea it passes the famous National Trust Reserve at East Head with its sandy beaches opening out into The Solent beyond, the Beaulieu river, Cowes and the English Channel.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on June 16, 2017 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
