It is the writer's opinion that we believe the property has been structurally affected, although no structural report has been commissioned to confirm.

The writers inspection of the property revealed cracking in the stonework to the external elevations, around the doors and window openings as well as some internal cracking.
The property occupies an elevated position overlooking paddocks which belong to the property and is situated in an edge of village, peaceful, semi-rural location.

Outbuildings:
A stone built former agricultural building will be found north of the main property which offers huge potential for conversion subject to planning permission. There are a further two outbuildings adjoining the barn's front elevation, which were constructed at a much later date and are built of breeze block. The barn has signs of structural defects and it must be noted that no services are connected to the barn. There is a paddock positioned to the front of the barn, measuring approximately a third of an acre which lends itself to becoming a garden if planning permission is obtained for residential conversion.

To the opposing side are a further range of outbuildings comprising a timber framed building and Dutch barn being a steel framed construction with partial timber cladding and cement sheeting. Please note the cement sheeting has not been tested for asbestos, although in the writers opinion, it is very likely given the age of the outbuilding.

Land:
The land is divided into three grazing paddocks of level grassland extending as a whole to nearly 7 acres. The water troughs are fed from the mains supply at the buildings. Some refencing is required to ensure the land is stockproof. We understand the entirety of the boundaries extend 7.57 acres.

Right of way:
There is an historic right of way along the driveway of the east side of the house which continues through the farm yard to the northern boundary. This has not been exercised for many years.
