A truly wonderful family home. This stunning, four bedroom, detached residence is situated in the heart of Brookmans Park, offering a secluded setting in one of the area's most prestigious roads, whilst spanning in excess of 3,100 square feet of luxury living space, teasing the very best of fabulous living accommodation.

The home offers ample off street parking, carefully concealing much of the home from the road while providing a vast block-paved area – plenty of space for many vehicles, not to mention a garage at the front which can be accessed from the front of the home, otherwise through a door in the ground floor utility room.

The ground floor consists of a welcoming large entrance hall which is fitted with original solid wood Parquet flooring, which leads to a study room, a large lounge/dining area and an open plan kitchen diner which welcomes plenty of light through both double doors at the rear and a skylight.

The kitchen is fully integrated and boasts spotlights throughout, Quartz worktops and has been professionally hand painted.

Access to the garden is through the tv/family room, and double doors in the lounge, where the well-maintained outdoor area offers a wealth of beauty from established planting, lawns and a large patio – to a professionally built out building which features a games room, and private spa facilities, currently housing a 14ft swim spa and an Infra Red Sauna.

Four double bedrooms occupy the first floor, with all four fitted with the luxury of an ensuite, which have Italian tiles and chrome fixtures and fittings throughout.

Three of the four bedrooms conveniently boast Italian fitted wardrobes, with a walk in wardrobe through the fourth bedroom.

Further space is afforded by the loft, which can be extended (STPP), which can easily home another bedroom, office or hobby room.

This home is undoubtedly a very special opportunity for a potential purchaser to move into a home full of character, luxury and attention to detail – from designer décor to clever lighting and artistic finishes.

LOCATION
Pine Grove is in a highly convenient and accessible location, being surrounded by excellent transport links, open spaces, local facilities and schools.

Those needing to travel have easy access to Welham Green and Brookman's Park stations, which are on the Great Northern line offering regular services in and out of London. The M25 and M1 are also close by for drivers.

Schools are also plentiful and within easy access, giving options for primary and secondary education in both the state and private sector.

Chancellor's School is a stones' throw away, and is of the Danes Educational Trust and has a strong tradition and an excellent reputation for providing the very best education for its students. The school aims to teach young people with a breadth of skills and qualifications, as well as confidence and a natural curiosity that promotes happiness and success, both at school and beyond. (Please read the "Message From The Sellers" section below which highlights their experience with this school).

Brookmans Park Primary School opened in 1952 and is set in attractive surroundings with a large playing field. It admits 45 pupils per year group and therefore some of the classes include two year groups. The building features bright, stimulating classrooms as well as several quiet areas for small group study. There is a large hall which includes a stage and is used for assemblies, indoor PE lessons, performances and as an additional space to eat lunch. They also have a nursery within the school which accommodates 30 children.

Little Heath Primary aims to create an environment for learning which will encourage all children to achieve the highest standards through the provision of a broad, balanced and imaginative curriculum combined with enthusiastic and effective teaching. At its last OFSTED inspection it was graded as good.

Mount Grace is a traditional, mixed comprehensive school occupying 20 acres of landscaped grounds. It is an inclusive school with approximately 600 students including over 100 in the Sixth Form. Every student is offered a varied, personalised curriculum and will be challenged to achieve their full potential.

The area has plenty of shopping, entertainment and leisure facilities with green spaces available at Bedwell Park, Oakmere and the Big Park at Hatfield – among many others.

A MESSAGE FROM THE OWNERS
"What can we say about our 25 years living in Pine Grove! It has been 25 years of very happy memories, raising our two children in a very safe and friendly place. We had the advantage of living close to Chancellors School where both our children attended and achieved very good results and have now both got extremely good careers, of which we are very proud! They have recently flown the nest and we feel it is our turn now to make a move. We are making this decision to be closer to our daughter who is expecting a baby quite soon. There is a great sense of community in the village and particularly here in Pine Grove, where we know most of the neighbours. It is a quite cul-de-sac with very little traffic outside of school pick-up and drop-off times. We will take with us, when we leave, an abundance of very happy memories and will miss the village, community and neighbour friends we have made along the way.
