We bought Osborne House (10 Edgeware Rd) in 2006 and it was our wonderful family home for almost 15 years. The house is perfectly located for access to both North St, the Harbourside and the Centre, with the popular and vibrant Wapping Wharf approx. a 5 minute walk away. We have always enjoyed being able to walk to almost all the major attractions the city has to offer – ranging from Ashton Court to Cabot Circus. A Sunday stroll taking in the weekly Tobacco Factory market, Dame Emily Park and Ashton Court or a walk round the harbourside taking in various food and drink opportunities on the way have always been particular favourites.
Southville is a fantastic and popular area to live. Edgeware Rd and the neighbouring streets have a friendly community spirit with a well-used community noticeboard, online forum, street garden scheme and an annual street party. There are several annual neighbourhood events including the South Bristol Arts Trail and Winter Lantern Parade. Both our children attended the very lovely and nearby Southville Primary School which is located at the bottom of the road.
High speed optic fibre broadband for homeworking is available and Bristol Temple Meads station is a 20 minute walk away.
Set over three floors, is this three-bedroom Victorian terraced house situated on Edgeware Road, boasting plenty of charm and character retaining many period features including high cornice ceilings and ceiling rose.
The ground floor comprises of a bay-fronted lounge and magnificent extended kitchen/diner towards the rear. The kitchen diner a central space that features stylish and ample storage units, worktop space, Herringbone flooring and high quality bifold doors allowing unlimited access to the garden. The first floor offers three bedrooms, one of which has a lovely bay window, as well as the family bathroom fitted with a role top bath. The third/master bedroom can be found in the loft conversion on the second floor. This large and refreshing room is fitted with a dormer and skylight, it also has lots of discreet storage.
This home is situated in one of Bristol’s most sought-after locations and is only a 6 minutes’ walk from North Street which offers flourishing independent shops, bars, cafes and restaurants. This delightful street is only a stone’s throw from the vibrant Wapping Wharf development and the Arnolfini. A vast array of open green spaces and well-respected schools are nearby, including the very popular Southville Primary School. There is easy access into Bristol City Centre, Bristol International Airport and the Bristol Link Road making it a fantastic location for commuters, keen shoppers and access to further transport links including the M32 and Temple Meads Train Station located only a 20-minute walk away. These are excellent transportation links making this one of the most convenient and valued locations in Bristol.

Broadband availability and predicted speed: obtained from Ofcom on December 21, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 21, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on September 5, 2019 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
