The Property - Bryndolau is a superb detached country residence which is located in the heart of the beautiful Abergwesyn Valley. Dating back to the mid 1800's this former Headmasters house is an imposing stone, character property. Surrounded by open countryside the property enjoys large gardens and grounds which extend to 0.8 of an acre in total, from which you have wonderful views to the rear over the nearby hills.

Although there is a front door, as most properties the owners access the house via the rear entrance, so we'll start our tour there. As you enter you step into a large utility room, with ample fitted worktops and a further fitted storage cupboards. To the side there is a useful ground floor WC. From the utility you step into the kitchen. This impressive large room offers a light feel with lovely views to the rear. There are ample fitted wall & base units, a central island and a large Aga. To the side of the kitchen is a formal dining room.

The main hallway has the front entrance door, a stair to the first floor, a small office to the side and a door to the front lounge. The lounge is again a light room with windows to two elevations and a wood burning stove. The first floor accommodation continues with the spacious feel, with three double bedrooms. The master bedroom is a large double with lovely views to the rear, it also has a en-suite bathroom to the side. Bedrooms two and three are again large double bedrooms and the family bathroom offers a white suite with a separate bath and shower.

The Location - The property is located in the beautiful Abergwesyn Valley which provides a spectacular piece of the unspoilt Mid-Wales countryside. The nearby Abergwesyn Commons stretch for 12 miles between the Nant Irfon valley and Llanwrthwl. They are rich in archaeology, including Bronze Age ritual sites and deserted medieval villages. A National Trust project is focused on the preservation of the peatland. To the north the ground falls away to the edge of the Elan Valley Reservoirs. The summit ridge is wild and bleak with expansive views across the roof of Wales

The nearby Llanwrtyd Wells is a small town in Powys, mid-Wales, on the River Irfon, with a population of 850, it claims to be the smallest town in Britain. The town is on the A483 between Llandovery and Builth Wells and is located near the pass between the Tywi and Irfon valleys. Llanwrtyd has a rail station on the Heart of Wales line with connections to London Paddington at Swansea. Other local facilities such as the primary school no more than a mile away. Llanwrtyd Wells grew as a spa town around the Ffynnon Ddrewllyd, which still exists. The town is the site of both the World Bog Snorkelling Championships and the annual Man versus Horse Marathon, as well as other annual events.

Outside - Externally the property grounds extend to 0.8 of an acre. There is off road parking and an impressive detached garage and potting shed, to the rear of the garage is a vegetable garden. To the rear and either side of the house the grounds offer an idyllic setting with walks through the mature trees, giving a most tranquil feel as a small brook flows through the grounds. Perfect for someone looking to get away from it all!

Places of interest

When you combine solicitor’s fees, survey costs, stamp duty and then throw in a hefty estate agent’s bill, moving home can become a very costly business. Holters use effective modern marketing tools but cast aside the unnecessary and expensive practices, meaning our clients never have to break the bank to get the highest quality marketing. Having worked for traditional estate agents, founders William and Karl had long thought a number of the methods currently in practice are both outdated and extremely expensive. Their vision was to create a modern agency that offers excellent value for money, while delivering a first-class marketing package and so Holters was born.
