Description - A traditional two-storey stone barn offering a spacious plot measuring approximately 4.45 acres with surrounding grassland, positioned on the edge of the rural village of Kettleshulme within the Peak District National Park. Internally, the barn is divided into multiple rooms currently utilised for livestock housing and storage, with a number of windows on both the ground and first floors allowing plentiful daylight. The barn offers scope and possible potential for a wide range of alternative uses such as residential and/or tourist accommodation or for rural business, all subject to obtaining the necessary planning consents. The adjoining land is separated into individual paddocks, being in good heart and all down to grass, suitable for both mowing and grazing of livestock and horses with dry stone walled boundaries. There are also various small garden stores adjacent to the stone barn. The sale of this site does offer a unique opportunity and an inspection is thoroughly recommended to appreciate the far reaching rural views and potential available.

Location - The property is situated just outside of Kettleshulme village, in rural location yet with good access to the surrounding areas. The village has a basic range of facilities with a more comprehensive range within the nearby towns of Whaley Bridge (2.2 miles) and Chapel-en-le-Frith (5.0 miles). The city of Manchester is just 21 miles to the northwest, with the airport being only 14 miles.

Directions - From Whaley Bridge train station, head south along Buxton Road A5004. Continue to the staggered crossroads and turn right onto the B5470 Macclesfield Road. Follow the road up the hill and out of the town. Bear left onto Clayholes Road, signposted for Goyt Valley, and continue for approx. 700 yards. The property can be found on the right hand-side indicated by our For Sale board.
