Situation - Leys is situated in the heart of the sought after conservation village of Milverton. The village benefits from an excellent range of facilities including village stores, doctor's surgery, primary school, church, village hall and public house/restaurant. Wellington is approximately 5 miles distant, where a greater selection of shopping, recreational and educational facilities, in both state and private sector, can be found. The County town of Taunton is approximately 8 miles from the property, offering a vast range of high street and independent shops, sporting facilities and exceptional schooling. Both Taunton and Wellington offer easy communication links to the M5 at junctions 25 and 26, as well as the mainline railway station at Taunton with regular links to London Paddington.

Description - Leys is a detached bungalow believed to have been built around the 1930's and situated in a wonderful position on the outskirts of this popular village. In brief, the property comprises Entrance Porch, Utility, Kitchen/Dining Room, Hallway, Sitting Room, Bathroom, Three bedrooms, Garage, Ample Parking/Driveway, and Gardens.

Accommodation - Entrance porch with a door leading to an entrance hallway with cupboard and doors off to all rooms. The sitting room has a centrally located fireplace with a wood burning stove, a lovely bay window overlooking the garden, window to the side and a serving hatch to the kitchen. The kitchen comprises a fairly recently installed range of cream wood wall and base units with single drainer sink, integrated fridge freezer, integrated dishwasher, large window to the side and door to the utility. There is a Rayburn stove, serving hatch to the sitting room and large cupboard currently housing the hot water tank and good storage. There is ample space for dining furniture.

All three bedrooms are of a good size, two of which are doubles and enjoy views over the garden. The smaller third bedroom is a good single or would make an excellent office. The bathroom comprises a panelled bath with shower over, WC, wash hand basin and an obscure glazed window.

Outside - There are double gates leading onto a driveway, which in turn provides access to a single garage. A pathway extends around either side of the bungalow and provides access to the front and rear gardens. The gardens surround the bungalow and are enclosed and mainly laid to lawn.

Viewings - Strictly by appointment with the vendor's selling agents, Messrs Stags, Wellington Office.

Services - Oil fired central heating. Mains water, electricity and drainage. Since the Epc was produced our vendor have installed a new boiler.

Directions - From Taunton take the B3227 signposted to Barnstable and Wiveliscombe. Proceed along this road for approximately 8 miles passing through Hillcommon and Preston Bowyer. At the roundabout take the first exit signposted to Milverton. Heading into Milverton turn left onto Silver Street and at the Globe Inn turn left into Rosebank Road. Follow the road to a T-Junction and turn right. Follow this road for a short distance taking the first turning right and Leys can be found after a short distance on your left hand side as identified by a Stags For Sale board.
