Property description & features

"We fell in love with our little neighbourhood, Acer Village is a cul-de-sac that truly lives up to it's name and feels like a small village. Everybody is super friendly and there aren't many places where children can play outside our kitchen window without fear of cars passing.
The playground is around the corner and the access to green spaces and to the beautiful southwest is awesome. We always have birds, squirrels and wildlife in our garden; it feels so tranquil yet it's close to so many amenities. We will definitely miss living here!"

Acer Village is a quiet cul-d-sac located just off the Wells Road in Whitchurch, with a true village feel.
Wells Road is ideally placed, with fantastic transport links to the City Centre and out towards Bristol Airport, with very frequent buses. There are numerous convenience shops at walking distance, and a plethora of amenities like supermarkets nearby towards Brislington, Stockwood, Whitchurch, Hengrove & Knowle. Very close by, Hengrove Park Leisure Centre has an Olympic-size swimming pool, as well as a multi-screen cinema, shops and restaurants. Imperial Retail park also offers gym / pool and numerous stores and food halls at a short drive.
The house is within the catchment area of Ofsted Good schools like West town lane, Whitchurch primary, St Bernadette and Bridge Farm.
What makes this location so special is the access and proximity to green spaces. From Mowbray Road park and playground around the corner, to Callington Road Nature reserve , the Knowle Golf club and Whitchurch Railway path all at a stone's throw. But also very close to Arnos Vale Cemetery, Redcatch Park and the expansive Victoria Park, providing brilliant open spaces for the summer or for walking the dog all year round.

The house was built in 2007 and offers modern living with a great sized garden and off street parking for up to 3 cars. Downstairs there is a kitchen to the front with plenty of units and integrated appliances. To the rear of the property is a large living room/dining room with large glass doors onto the sunny rear garden which is a great size and has a patio area, lawn and mature shrubs and trees. Upstairs there are two doubles bedrooms, one with en-suite, a single bedroom, and a family bathroom. The property also has plenty of storage, off street parking and a garage.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
