Description
The Fulling Mill is a fantastically secluded house and cottage situated within easy reach of central Winchester on the bank of the world renowned river Itchen. The property is available as a whole or in three lots. The main house has a rich history but the current dwelling is believed to date from around the 1900’s with accommodation over two floors extending to just over 3,000 sq. ft. Currently being renovated the house will be offered for sale as a blank canvas, ready for a re-fit. The property has formal gardens directly behind the house with the remains of a walled garden and log cabin, known as ‘Fisherman’s Cottage’ which is believed to have links with Winston Churchill. Fulling Mill Cottage is attached to the main residence, a more modern building with four bedrooms and totals about 2,000 sq. ft, the property offers four bedrooms with the principal bedroom benefitting from an adjoining shower room, it has an enclosed rear garden and a charming riverside garden to the front.
THE FISHING
The fishing at The Fulling Mill is an extremely picturesque beat on this world renowned chalk stream, The River Itchen. The fishery has been in the same family for many years but more recently has been let on a day rod basis, the current owners have excellent relationship with a number of local sporting agents, and is set within approximately 63 acres of attractive water meadows, a haven for wildlife and an important ecological environment.
The fishery has been maintained to a very high standard and as a result the fishing is absolutely first class with excellent fly water and opportunities to stalk fish. There is a mixture of double and single bank fishing on the Main River as well as carrier streams which should suit all levels of ability with the aquatic fly life providing plenty of hatches including Iron Blue and Large Dark Olive, Mayflies and even the rare Turkey Brown. There is a good head of wild trout as the beat is not stocked and superb grayling fishing.
THE LAND
The land totals approximately 63 acres (25 hectares) of river frontage, grassland and woodland. The land has been managed for fishing and woodland has been maintained by the river. The grassland and other woodland have been largely left which has created a haven for wildlife including kingfishers and deer. The property is very well protected with little public access other than one public footpath running through the property to the house, which may be possible to move, subject to gaining the necessary permissions. The majority of the land and all the water courses are designated as SSSI.
