IN THE OWNER'S WORDS
"Our original search criteria were to find somewhere semi-rural but where we could still cycle to work in Falmouth/Truro and walk to a pub. This really is a wonderful place to live, totally secluded and full of peace and tranquillity. We've spent many hours walking along the quiet lane with our child, watching the seasons go by.
It's a great spot for stargazing, with the Milky Way visible on clear nights.
In our gardens we've seen a barn owl and kingfisher, as well as trout in the stream, and swallows come back every year to raise chicks in our garage.
The village has lots going on, we've really enjoyed the playground, agricultural show, cricket club, bonfire night fireworks and exercise classes in the village hall. Relocation means we reluctantly have to leave."

PROPERTY
This three-bedroom period property has been updated by the current owners and offers generous living areas, three double bedrooms and an attractive updated kitchen.

Substantial, well-established gardens surround the character period home. For those that are looking for a home office – how about a garden room with a balcony overlooking a stream for creative inspiration? The house also has a delightful guest chalet at the other end of the garden. Set away from the house and having a kitchen, living and sleeping area this could potentially be used for Airbnb (supbject to PP). There is also a double garage with a separate workshop area as well as a large parking area with space for multiple cars, camper vans or boats etc.

Upon entering you are greeted by the warmth of a family kitchen with an Aga taking pride of place. A range of floor and wall mounted cabinetry with solid oak worktops and a copper backsplash offer storage and preparation space on either side of a central island. There is a practical adjoining utility room with space for a washing machine and tumble dryer as well as additional cabinets and worktop area with an inset sink. A door leads out to the garden from here, making it a useful entrance for those with muddy boots or paws!

The main reception room is of good proportion and has a feature multi-fuel stove in a granite fireplace with a slate hearth. The room has an attractive parquet floor and there is plenty of space both for a dining area and sitting room. Doors lead out to a south facing Philip Whear conservatory which overlooks the garden. With double glazed windows, radiators and shading from the property’s trees, this is a conservatory that can be used year round.

Upstairs there are three large double bedrooms all with south facing windows overlooking the gardens. There is a family bathroom here in addition to the downstairs cloak room.

The property has been fully refurbished by the current owners, including electrical re-wiring.

Outside, the half acre of gardens wrap around the property. To the rear of the house is a lawned area and vegetable garden. There is a useful garden shed as well as a summer house which is currently used as an office. This could make an inspiring artists studio as it overlooks the neighbouring fields and sits above the babbling stream which forms the properties boundary to one side.

The majority of the gardens are to the front of the house. Large lawned areas are interspersed with mature plants and trees. At the far end of the garden the owners have installed a shepherd’s hut which they have furnished themselves with bespoke features hand-made from re-purposed and recycled materials. The result is a charming guest suite with a double bed, cloakroom, kitchenette and seating area. It's location offers privacy both from the house and neighbours - so much so, that there is an outdoor bath located beside the stream from which to relax and watch the wildlife - you might see trout or a kingfisher amongst others. The owners are happy to offer this shepherd’s hut fully furnished (less some personal items) within the sale.

In addition to another storage shed in the garden, there is a large double garage with a workshop area to the rear. This building is large enough to potentially be converted into a separate dwelling (subject to planning permission).

The drive offers ample parking for a number of vehicles, camper vans or boats etc.

This propery is an idyllic countryside cottage with good sized room set within private grounds. To fully appreciate all there is to offer, a viewing is highly recommended.

SURROUNDING AREA The property is located on the outskirts of the village of Stithians in mid, south-west Cornwall. The port and marine centre of Falmouth is 5 miles away, the market town of Helston is 8 miles, and the City of Truro, the main shopping and administrative centre is 7 miles distant.

Stithians offers a selection of local shops to meet everyday needs, a public house, restaurant, fine church and post office. The village supports a number of clubs and societies and the Stithians Agricultural Show held in July each year is one of the largest one-day agricultural shows in the country.

The house is well placed for access to both south and north coasts of the county while the nearby Stithians Reservoir also offers facilities for fishing and water sports. The property is located in good riding country with a number of bridle paths and tracks nearby.
