The Huntsham Estate is seeking applications for a ten-year Farm Business Tenancy for either the whole farm or in two separate lots. Applicants are encouraged to provide different proposals or farming practices in their tenders.

Farmhouse:
A well apportioned and south facing four bedroom farmhouse, well maintained by the outgoing tenant that has provided a family home for the past 40 years. Set within its own garden grounds, along with a number of outbuildings.

The Buildings:
Middle Hill farm is a former dairy farm, now set up as a beef and sheep enterprise. There are a range of buildings, all in a good condition. The holding comprises of steel portal frame buildings, timber framed hay/cart sheds and a timber framed cattle shed. These buildings provide ample storage for implements and the current tenants herd of cattle. There is a former slurry lagoon on the holding that is excluded from the tenancy. The Land:
Gently undulating topography with good size field enclosures surrounded by traditional hedge banks. The majority

Directions

From M5 Junction 27: Join the A361/North Devon link road and
exit at the first junction signposted for Tiverton Parkway. Take
the first exit at the roundabout and continue all the way through Sampford Peverell for approximately half a mile. Turn right at the crossroads signposted towards Uplowman. Continue up the hill before turning left towards Uplowman. Continue along here, crossing over the A361. At the crossroads, continue straight ahead with the pub on your right. Follow this road for just over 3 miles until you reach the triangle, follow signs for Huntsham Village to the left. Continue round the left-hand bend at the war memorial and bear left at the Old Post Office. Follow the road and then track signposted Middle Hill Farm for approximately ¾ of a mile. The Farmyard is at the end.
