Location
Fishers Lane is a very quiet no-through-road in the heart of the village of Mark. The village has a church, a junior school, 2 pubs, village store and post office, a very good garage, a saddlers, a hardware store and a busy village hall. Set in a rural location, it is surrounded by farmland and there are many wonderful footpaths and quiet lanes, however the M5 is only 3.5miles to the west and the beaches and facilities of Burham-on-Sea and Berrow are not much further. Wedmore, which has sports facilities and further amenities is 3.5miles to the east. The village community is friendly and diverse.

Description
This is an attractive and well-proportioned bungalow that is surrounded by mature and manageable gardens. It is nestled in a tranquil and charming enclave with all the advantages of village life on the doorstep. The house provides very flexible and comfortable accommodation with high ceilings and potential to extend into the loft (subject to planning).

Accommodation
The front door opens to a wide hallway. To the left is the double aspect sitting room which has an attractive stone fireplace with a multifuel stove for warmth in the winter months. A superb front facing bay window provides plenty of light and a view over the pretty front garden and rose bed. The dining room has access, through a glazed French door, to a side terrace on the south side of the house.

*
Beyond the dining room is the kitchen which has fitted units, a new electric Stoves range cooker (Richmond Deluxe), extractor fan, double ceramic sink and space for a washing machine, tumble-dryer, dishwasher and fridge/freezer. There are under unit heaters, a built-in microwave and a half-glazed door leads out to the rear garden. The kitchen flows back to the main entrance hallway and here you will find a coat cupboard, boiler cupboard and 4 bedrooms and the family bathroom and shower. The principal bedroom suite is a recent addition. It has underfloor heating, a fully tiled shower room and a dressing room with very sleek floor-to-ceiling fitted wardrobes.

Outside
The house is approached over a gravel driveway which provides ample parking. To the north is a double garage with electric up and over doors. This is a perfect space for hobbies and storage as well as cars. The attractive front garden is lawned and bordered by floral beds interspersed with mature trees and shrubs. The gardens wrap around the house and a newly laid pathway leads through an archway to the rear garden. Here you will find various terraces for tables and chairs, floral borders and a further lawned area. This rear garden has the benefit of a fronting to the Pillrow Wall Ryne. About Us Roderick Thomas is an entirely independent firm with decade of experience selling and letting residential property. The firm has offices in Bristol (Clifton), Wells, Wedmore and Castle Cary and with its networked associate office in London covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of wide spread advertising and effective marketing is recognised and with each property an individual campaign is planned. Having attracted buyers the next stage is negotiation and the firm prides itself on securing an agreement on the best terms and then progressing the sale to completion.  Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE AGENCY – one agent is instructed to sell a property and commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed.  They work in conjunction and share the commission on completion.  The rate is usually higher than the sole agency. MULTI AGENCY – two (or occasionally more) agents are instructed.  They work in competition and only the agent who sells receives a commission on completion.  Again this is usually at a higher rate then sole agency (but not always). All prospective sellers are invited to contact Roderick Thomas to discuss the sale of any property.
