This well-presented detached bungalow has recently been improved by the current owners and is located in Exton just 4 miles from Exmouth and less than 7 miles from the centre of Exeter. Exton is a very popular village being located on the Exe Estuary with a train station and having access to the Estuary cycle path.
The accommodation has recently been reconfigured creating a lovely open plan kitchen/sitting room extending into the conservatory. The stylish kitchen enjoys brand new units, fitted appliances and a useful breakfast bar. The sitting room has an exposed brick chimney breast with wood burner, while the conservatory benefits from French doors leading to a wonderful decked terrace with stunning views over neighbouring fields and across to the estuary. There are 3 bedrooms with the principal enjoying an ensuite shower room, built in wardrobes and patio doors leading to the garden. In addition, there is a family bathroom and separate utility room. There is also potential (subject to planning) to convert the loft into additional accommodation.
Outside, the rear garden has a South Westerly aspect and is mostly laid to lawn. At the bottom of the garden there is also a very useful, recently constructed workshop with power and light. To the front, there is off-road parking for a number of cars and the garage has been partially converted, retaining the door and space for storing bikes.
Situation
Exton lies on the East side of the River Exe Estuary, some five miles from the Cathedral city of Exeter with its comprehensive range of services and five miles from the coastal town of Exmouth, popular for its long sandy beach. Considered a special place to live, Exton has the benefit of a train station, which provides easy access to Exeter and Exmouth. The Puffing Billy gastro pub is within walking distance and offers a superb and varied menu. Access to M5 motorway, A38 and A30 are within commuting distance.
Directions
From Topsham, head out of the town along Elm Grove Road passing Darts Farm. At the roundabout turn right heading towards Exmouth. Pass through the village of Ebford and on entering Exton, the property is found on the right hand side.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on April 21, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on April 21, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on July 18, 2018 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
