Retreat Farm is situated in the small village of Allexton, set within the valley of Eyebrook, which offers a village church. The immediate neighbouring village of Belton in Rutland contains a public house and church whilst, some four miles to the east, the market town of Uppingham provides local shopping requirements together with art galleries and antique shops.

Market Harborough (12.5 miles) and Stamford (16 miles) offer a variety of shopping and cultural facilities, with the city of Leicester located 17 miles away offering further amenities.

The area provides excellent educational facilities with a choice of state and private schooling for children of all ages with highly respected schools located at Uppingham, Oakham, Stamford and Oundle.

The A1 lies approximately 17 miles to the east, providing rapid road access to the north and south as well as Cambridge via a link to the A14, with the A47 trunk road providing an arterial link east to Peterborough and west to Leicester.

There is an excellent train service from Market Harborough, Corby & Kettering to London St Pancras International or via Oakham to Peterborough for the East Coast Mainline and there is the high-speed train from Peterborough to London Kings Cross in approximately 50 minutes. Recreational facilities in the area are excellent with Rutland Water set to the north-east, between Uppingham and Oakham. This provides sailing and fishing with scenic walks and the Rutland Water cycle route.

Description:

On stepping over the threshold of Retreat Farm, the impressive, double-height reception hall creates a light and airy atmosphere.

To the front of the property, there is a dual-aspect room currently utilised as a playroom which could also serve as an office or snug. Adjacent to this is the lounge featuring a working fireplace and doors onto the garden.

To the rear of the property is the kitchen-living-dining room. The main features of the kitchen are the oil-fired AGA, exposed oak beams and stone tile flooring that flows into the dining area, enjoying views over the garden, with doors leading onto the wrap-around terrace.

Also to the ground floor is a shower room, next to which is the utility room with plumbing for a washing machine. A side door leads onto the courtyard.

Rising to the first floor and moving along the galleried landing to the west, the principal bedroom has an ensuite bathroom with bath and separate shower, and built-in wardrobes. Also to the west is a dual aspect double bedroom with built-in wardrobes. Through to the east are a further two dual-aspect, double bedrooms and a family bathroom.

Completing the main property is a fully boarded loft.

Annexe:

Accessed from the driveway, the Retreat Farm Annexe opens into a lounge, from which is a large storage room that could potentially serve as an office space. Rising to the first floor, to the right is a double bedroom with built-in wardrobes. To the left is a galley kitchen, creating good use of the space available, which then opens into a living-dining area. A shower room completes the annexe accommodation.

Outside:

The generous driveway is accessed via two electric, five-bar gates, and offers ample parking. A garage with extra storage space is located next to the annexe, as is the separate gardener’s WC. A pedestrian gate opens into a covered walkway between the house and the annexe which then opens onto the side courtyard area.
The terrace continues to wrap around the rear of the property whilst an expansive lawn stretches to the southern boundary. There is also a raised sleeper bed to the side of the garden designated to growing fruit and vegetables and additional side access next to a wood store.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on June 6, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
