Bush House is a delightful, light and spacious family house, which has been exceptionally well maintained and carefully designed to enjoy views over fabulous gardens and undulating countryside.

The house is traditionally constructed of local Hornton stone, part tile hung under a tiled roof and is believed to date from the 1930s. The property has been sympathetically extended recently and is exceptionally well maintained. The house is not listed, and the accommodation is versatile.

Principal rooms are south-facing and look over the garden with Paddocks beyond. The ground floor is blessed with a traditional layout with two large reception rooms, one with an open fire and a door on to the terrace. The kitchen/breakfast room is well-equipped with an Aga, multiple wall and base units, and a central island. This seamlessly connects to a large garden room/Orangery, creating a wonderful entertaining space daily.

Upstairs, there are five bedrooms and three bathrooms in total. This includes two principal suites at either end of the house, plus above is a large loft suitable for conversion subject to the usual planning permissions.

Gardens and grounds

Bush House is approached from a single lane through double wrought iron gates on to a sweeping gravel driveway. A double garage and vegetable garden flanks the house to one side; on the other there are former stables, a large barn, and extensive vegetable and cutting gardens.

The gardens are simply idyllic and can be enjoyed from almost every room in the house and a large paved terrace. Adjacent to the garden are paddocks to complete the frame, along with a woodland belt.

The market Town of Chipping Norton is nearby and offers extensive shopping and entertainment with an active local theatre and many restaurants and pubs. Comprehensive facilities can also be found in Banbury, Oxford, Stratford-upon-Avon, Cheltenham, and Birmingham. The property is within easy reach of Soho Farmhouse and Daylesford.

The area has excellent educational facilities, including public schools at Bloxham School and Tudor Hall, with the Oxford and Cheltenham Schools within easy reach. Primary schools are at Great Tew and Hook Norton; senior schools at Bloxham, Chipping Norton and Banbury; preparatory schools include St John's Priory (Banbury), Kitebrook and Winchester House.

There is also a village sports and tennis club in Hook Norton.

Transport connections are good, with train services from Banbury to London/ Marylebone (57 minutes) and Charlbury to London/Paddington (75 minutes). Connections to the M40 motorway are either at J10 (Ardley) for the south or J11 (Banbury) for the north.
