Productive Dartmoor Farm in highly favoured location with extensive Moorland Grazing rights

Description

The land and buildings at Hele Farm offer the market a rare opportunity to purchase just over 100 acres of productive pasture in the main with two newly constructed modern farm buildings in a highly sought after location. The farm has operated in recent times as a beef and sheep enterprise and has the ability to grow high levels of excellent quality grass which has been used for grazing and mowing purposes. The land has been farmed in a sensitive manner with no fertiliser applied to the land for the past two years. Due to the nature of the farming operation, the fields are divided into good sized, easily workable enclosures and are complete with stock proof fencing as well as a private water connection to all fields. There is also approximately 3 acres of mature woodland.

In addition to the wonderful run of pasture, there are two highly adaptable modern farm buildings which have very recently been completed. The buildings are of steel frame constructions with a sheeted roof and each measure 60 ft x 40 ft (18.3m x 12.2m) and have been built in a sheltered position on the southern flank of the farm and are well suited to the housing of livestock and general agricultural storage. The new buildings have good access from the minor council road and have been sited following consultation with Dartmoor National Park planning department. They have been sympathetically landscaped within newly formed hedge banks which provide an ideal site for the creation of a new farmhouse (STP). Formal discussions have been held with the planning department in relation to a new farmhouse details of which are available from the agents on request.

Location

The land and buildings at Hele Farm are extremely well located on the northern side of Dartmoor National Park, an area known for its rugged and diverse landscape characterized by its granite tors, rolling hills and vast open moorland. The land is positioned amongst beautiful rural scenery just west of the charming Dartmoor village of North Bovey and the historic market town of Moretonhampstead boasting many independent shops, pubs and restaurants. Whilst the land and buildings give you a sense of total privacy and seclusion, transport links are excellent with a useful road network providing the boundary for part of the farm and there is direct access to the B3212 joining the A382 at Moretonhampstead. The A382 links to the A30 dual carriageway providing a direct connection to the M5 at Exeter. The A30 also connects to the A38 to the south providing easy access to Plymouth. Mainline railway stations can be found at Exeter St David’s with daily trains to London Paddington (fast train 2 hours 12 minutes).
