Description

Situation
Calstone House sits at the end of a no-through lane on the edge of the village of Calstone Wellington within the Wessex Downs Area of Outstanding Natural Beauty and with views towards Cherhill Down and beacon. The village has a strong local community and is understood to date back to the 11th Century with an attractive church dating from the 14th Century. There are many opportunities for walking, riding and other country pursuits in the surrounding countryside. Bowood House is just over 5 miles away and the Avebury World Heritage site and Cherhill White Horse are both nearby.

The town of Calne is just over 3 miles away and offers a good range of day-to-day amenities with further shops and amenities in Devizes and Marlborough. Devizes has a popular weekly market and Marlborough has a delightful high street with many independent retailers and a Waitrose supermarket. The Cathedral cities of Bath and Salisbury are both within easy reach and the M4 provides fast road access to London, Heathrow Airport and the West Country. There are rail services to London Paddington from Chippenham or Pewsey taking just over 1hr.

This part of Wiltshire is renowned for its many well-regarded schools including St. Margaret’s, Pinewood, St. Francis, St. Mary’s Calne, Marlborough College and Dauntseys.

Calstone House
Calstone House is an attractive, Grade II listed farmhouse, understood to date from the 17th Century and offering well-balanced and flexible family accommodation with great charm and character. The house has been sympathetically and stylishly restored by the current owners but has potential for further improvement and possibly extension subject to the necessary planning and listed building consents.

The front door opens into a reception hall which in turn opens into an inner hall with a beautiful original stone floor. The drawing room is particularly well-proportioned with an open fireplace, bay window with shutters and glazed door opening out into the formal garden. There is a sitting room with a woodburning stove and sash window with working shutters and a fabulous dining room with a large inglenook fireplace with wood burning stove. From the dining room French doors open out to the large south-facing dining terrace. Beyond the dining room is the well-appointed kitchen with an electric Aga and adjacent boot room, back hall and cloakroom. A laundry room adjoins the reception hall and there is a traditional wine cellar.

There are five double bedrooms on the first floor including the principal bedroom with dressing room and en suite shower room. There is a guest bedroom with an en suite bathroom, three further bedrooms and a family bathroom.

Dairy Cottage
Dairy Cottage is an outstanding secondary property, converted in recent years by the current owners to provide a holiday let but equally ideal for guests or a relative. The cottage is beautifully appointed whilst retaining the rustic charm of a converted farm building. On the ground floor the accommodation has an open-plan feel with the kitchen opening through to the sitting room with French doors to the terrace. There is a galleried landing above leading to two double bedrooms, one with an en suite bathroom and a ground floor shower room. The cottage has its own private terrace and garden.

Outbuildings
A courtyard of outbuildings sits to the west of the house with planning permission in place for conversion into further holiday accommodation but with potential for a range of other uses subject to the usual consents (18/02709/FUL 18/02860/LBC). There is currently a three-bay car port, office, gym, plant room (with capacity for the further accommodation), utility room and stores.

Gardens and Grounds
Calstone House sits in a wonderful, quiet location at the end of a no-through lane with a gate opening into a gravel driveway which passes between the house and outbuildings to a large turning circle to the north of the house. The gardens are found to the south and west with a terrace to the south of the house, ideal for summer entertaining and sweeping lawns interspersed with fruit trees providing an ideal and secure garden for children. To the east, the original front façade of the house is framed by a partly walled garden with a parterre and beautifully stocked beds and borders. A kitchen garden sits to the south of courtyard of outbuildings. To the north, west and east of the property there are areas of meadow, pasture and woodland with a good block of grazing land to the north-west. To the north and east the woodland, which includes over 4000 broadleaf trees planted in the last 30 years, slopes down towards the River Marden providing an idyllic amenity area with a timber pontoon.

Square Footage: 7,047 sq ft

Acreage: 11 Acres
