Description

High Gables is an attractive stone built semi-detached period property set behind the village green in the heart of historic Bibury. The charming cottage was built in 1726 and has an array of beautifully preserved character features, including exposed beams, a vast inglenook fireplace with wood-burning stove and casement windows. These are complemented by modern additions such as underfloor heating, creating a well-appointed home which would make a great holiday let or a primary residence.

The accommodation extends to about 1,183 sq ft and comprises a sitting room, separate kitchen, a large double bedroom and bath/shower room on the first floor and two further bedrooms and a cloakroom on the second floor. There is also a stone store at the end of the garden which provides scope for conversion, subject to obtaining the necessary consents.

Outside
There is a lovely lawned cottage garden to the rear which is well enclosed by mature trees and shrubs and offers great potential for landscaping.

Location

Bibury is one of the Cotswold’s most famous villages, situated at the heart of the Cotswolds Area of Outstanding Natural Beauty with plentiful day to day amenities including good pubs, shops and cafes.

Cirencester is about seven miles away and has an excellent range of shops including a Waitrose supermarket. The main regional centres include Cheltenham, Oxford and Swindon, all of which are within daily commuting distance.

The dual carriageway which links the M4 and M5 is around six miles distant and there are direct rail services to London Paddington from Kemble and Swindon stations, the latter scheduled to take approximately 55 minutes.

There are ample sporting opportunities in the area including a number of golf courses and many lovely walks and bridlepaths. There is a good choice of private and state schools in the area including Hatherop Castle, Rendcomb College, Beaudesert Park and the Cheltenham Colleges.

Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
