A three bedroom semi-detached house in Totnes with private parking, garage and garden. EPC Band C.

Situation & Description - 18 Birchwood Close is situated in a quiet cul-de-sac and is only a short distance from the centre of Totnes. Totnes is a bustling Elizabethan market town full of interest with a wide range of good local schools, shopping facilities and recreational pursuits including indoor swimming pool and boating opportunities on the River Dart. The A38 Devon expressway is approximately 6 miles away, allowing speedy access to the cites of Exeter and Plymouth and the country beyond. Main line rail links to London Paddington are also located in Totnes.

Number 18 is located at the end of the cul-de-sac and approached onto its own private drive with space for two vehicles in front of the garage. The house has been let for many years but is now offered for sale with no onward chain. Birchwood Close is located off Plymouth Road giving easy access back into the top of the town centre. Whilst the property has had some rooms recently redecorated, it is likely that a purchaser will refresh the property and put in new carpets to suite their tastes and design.

Accommodation - On entering the property you step up into the hallway with a laminate floor, with access into a useful under-stairs cupboard and door into the single garage where, at the rear, is space and plumbing for a washing machine and a freestanding fridge/freezer. The garage has a raised laminate floor and was once used by the former tenants, presumably as a cinema room and study area.

Off the hall is a door to the compact, but well-fitted, kitchen with a range of base and eye-level kitchen units, incorporating a Bosch electric oven with 4-ring gas burner hob over with Cooke & Lewis extractor. There is space and plumbing for a dishwasher, a 1? bowl stainless steel sink and a good range of kitchen units with soft pan close drawers. From the hall, a glazed and timber door leads into the sitting room, which runs the entire length of the rear of the property, with sliding patio door opening onto the patio at the rear, facing north. There appears to be a former blocked fireplace in the sitting room with a stone hearth and what looks like a former gas point, where a former gas fire was previously positioned.

Stairs lead up to the first floor landing, off which are three double bedrooms. The largest room overlooks the front of the property and has two full sized built-in wardrobes at the far end. The bedroom at the rear of the property, which enjoys a good view towards Copland Meadows and the countryside beyond, has an en-suite shower room with a Mira Sport electrically operated shower unit, wash hand basin and WC. The family bathroom contains a white suite of bath, WC and wash hand basin with storage under, with a mixer shower attachment over the bath. There is a cupboard over the stairwell which houses the Worcester gas-fired boiler for central heating. Off the landing is a cupboard to an airing cupboard where the factory lagged hot water tank is located.

Outside - To the front by the entrance drive is a small area of garden which has a silver birch tree and a gravelled area for the bin storage. Beside the front door there is a wall mounted electric 'pod point' charging facility for electric cars.

The main garden area is to the rear of the property and either accessed from the patio sliding doors leading down onto the paved terrace or from a timber side gate which provides access from the side of the property without going through the house. The former lawned area has now been gravelled over, but there are still some flowerbeds with a variety of climbing roses and mature plants.

Services - Mains services are connected to the property.

Local Authority - South Hams District Council, Follaton House, Plymouth Road, Totnes, Devon, TQ9 5NE. [use Contact Agent Button]. E-mail: [use Contact Agent Button]

Directions - From our Totnes office follow Coronation Road to the roundabout, cross the roundabout with Morrisons petrol station on your left and at the next set of traffic lights turn left towards Kingsbridge and Dartmouth the A381. At the next lights turn right onto Plymouth Road and then the second right on to Birchwood Close where you will find the property at the end.

Places of interest

Stags Totnes office is not hard to find, located in The Granary, an imposing historic stone building, on Coronation Road. Totnes is a charming market town, built at the head of the River Dart's estuary in South Devon. It has good communications, being accessible via the A38 from Exeter, just 22 miles to the east. The town is acknowledged as a thriving New Age centre, where musicians, artists, natural health practitioners and craftspeople live and work with great success. A market is held twice a week, selling antiques, musical instruments, second-hand books, hand made clothing and local organic products. In short, not for nothing was Totnes voted the capital of New Age chic by Time magazine. With its numerous attractive listed buildings and ancient history, Totnes is a tourist hot spot and attracts a growing number of visitors annually. It has many distinctive features such as the Eastgate, an arch spanning the main street, Totnes Castle, a Norman edifice owned by English Heritage, the late medieval Church of St Mary and the Elizabethan House Museum, one of many authentic Elizabethan merchant's houses.
