Description

PROCEEDABLE PARTIES ONLY

Higher Pitt Barn is a highly attractive, well managed lifestyle farm which offers elements of flexibility centred around a four bedroom barn conversion with modern and traditional outbuildings. The current owners have improved many aspects of the farm during their ownership and the property is a registered small holding. The adjacent two storey traditional building is a fantastic space which offers potential for alternative uses (subject to obtaining the necessary planning consents). The ground floor is currently used as storage and workshop with a hobbies room and study on the first floor. The modern building has been used predominantly for the housing of livestock. The property is complemented by an excellent run of pasture land and in total extends to 6.8 acre with further land available separately.

Higher Pitt Barn is a fantastic barn conversion, originally converted in 2006 offering extensive and well-appointed family accommodation over two floors constructed of a combination of stone, brick and cob under a slate roof. The conversion was completed in a highly sympathetic manner retaining a wealth of period features. The property is across split levels and comprises an open plan kitchen and dining area with exceptional double height ceilings with exposed beams, a utility room, sitting room and ensuite bedroom. There is a second ensuite bedroom (master) on a higher level and two further bedrooms and bathroom on the lower level.

Higher Pitt Barn has well stocked, attractive gardens to the
front and rear which provide a profusion of colour throughout the year from plants, trees, shrubs and bushes and include a fish pond and duck pond.

In addition, there is a large, mainly steel framed modern agricultural building (36m x 24m) which offers extensive stabling and storage for fodder and machinery, feed/tack room and indoor and outdoor dog/poultry pens. This extremely useful space could lend itself to a variety of alternative uses (subject to obtaining the necessary planning consents). Beyond which is access to the free draining pasture fields with uninterrupted views of rolling countryside. The level and gently sloping fields have recently been used for the grazing of horses and sheep and annual production of high quality hay. The farm extends to 6.8 acres in all. There is an additional field available by separate negotiation.

Location

Higher Pitt Barn is extremely well situated in East Buckland, a charming hamlet south west of Exmoor National Park. The hamlet comprises a small number of other residential properties and a church creating an excellent community. The village of West Buckland is just a mile and half to the west and is home to one of the South West’s leading co-educational independent schools. The A361 North Devon link road is just four miles to the south providing excellent road links to Barnstaple and the north Devon coastline to the west and Tiverton, Exeter and the M5 to the east. Barnstaple is the regional centre of North Devon and offers an excellent range of facilities and amenities including a sports centre, out of town and town centre shops, a regional hospital and many more amenities. It lies at the head of the tidal Taw Estuary which gives way at its mouth to some of the best beaches (Croyde, Putsborough and Saunton Sands) in the west country. It also hosts the Tarka Trail cycle track which follows the path of the old railway track inland as far as Torrington and Merton. To the north east of Higher Pitt Barn is Exmoor National Park. Communications by rail are good with Tiverton Parkway located at junction 27 of the M5 motorway which provides services to London Paddington (fast train under 2 hours). Both Bristol and Exeter Airports are within easy reach.
