The Land
Land available in a picturesque position close to Hesket Newmarket and just outside the Lake District National Park, extending in all to around 21.74 acres.
Pasture
Around 8.18 acres of pasture land divided into two paddocks. The land has excellent access and the boundaries are well-defined with fencing and hedging. Gated access links the two paddocks and each paddock has a gate directly to the access road. The land is both level and well-drained, offering excellent grazing. We believe that mains water is available on the land but is not yet connected due to a good supply of water in the stream.
Woodland
Around 13.56 acres of mixed woodland with a fine variety of species including some semi-ancient trees. The majority of the land is mature native woodland with an additional strip of developing woodland. The land is a haven for birds and wildlife of many types.
Local Information
The land is located close to the village of Hesket Newmarket, a small village north west of Penrith with a post office, pub and village shop. A further range of amenities can be found in nearby Caldbeck, along with a variety of boutique gift shops. The regional capital of Carlisle is within easy reach and offers an excellent range of social, leisure and retail opportunities and an attractive pedestrian area, along with an impressive cathedral and castle. The property is also well-located for access to Penrith, the Lake District National Park and the Scottish Borders.

Easements & Wayleaves
The land is sold subject to and with the benefit of all rights of way, water, drainage, watercourses, light and other easements, quasi or reputed easements and other rights of adjoining owners (if any) affecting the same and all matters registerable by any competent authority subject to statute.
Sporting & Mineral Rights
The agent and vendor are not able to confirm the inclusion or otherwise of the mineral and manorial rights including sporting rights on the land. Interested parties are advised to carry out their own checks for their satisfaction.
Tenure
Freehold.
Completion
There is currently a grazing agreement in place until 31st December 2023.
Woodland Grant Scheme
The property benefitted from a grant from the Woodland Grant Scheme for the area of developing woodland that continues into 2024. It is a legal requirement that the new owner succeeds the obligations under that scheme. The Forestry Commission must be informed within 3 months of the sale taking place, and the new owners must succeed to the scheme within 12 months from the date the sale is completed.
It is a condition of the sale that the purchaser is responsible for this and a legally binding clause in the deed of sale will make the new owner (and not the seller) responsible for any grant money repayable as a result of non-compliance.
Viewings
Viewing of the property is strictly by appointment. Do not enter any part of the land without prior consent and/or accompaniment by the selling agent.
Health and Safety
Given the potential hazards of the land, we ask you to be as vigilant as possible in making your inspection for your own personal safety.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
