“When we first came to view the house it was bathed in sunshine and we wandered round the garden and we knew we wanted it - we hadn’t even walked inside!”

“If it weren’t for a work move, we would stay as we love it. There is potential to do more with it, although it is beautifully spacious and filled with light from the massive windows, many rooms being dual aspect too. The layout has a nice flow, and the spaces are very flexible. For instance, we have used one bedroom as a dressing room, and another as an office. We have particularly loved the energy in the middle lounge which could easily become another bedroom if needed; there is so much room!”

“We have just replaced the conservatory at the back which was a very dated, dilapidated one, with the huge garden room which is a really lovely space to enjoy all year round; the views to the west over the garden and countryside beyond are amazing with gorgeous sunsets, and the bi-folding doors onto the terrace really let the outside in.”

“Underneath the house at the back, there is another room accessed from the garden which we’ve found useful for storage and has lighting and power sockets. There are outside cold and hot water taps which have been great for washing the dogs. It’s nice and cool inside the room and would make a perfect gym, or it could be turned into an office or teenage den perhaps.”

“It’s a great location with easy access to main roads yet there are plenty of footpaths to exercise in the fresh air and attractive countryside; you can walk – or run - to Caythorpe or Leadenham a mile away, or do a route around the village. We have a very popular pub in the village, The Hare & Hounds, which has fine dining, and by car, Navenby is only about 10 minutes away and provides most things you might need.”

Location

The pretty village of Fulbeck sits on the limestone escarpment, known as the Lincolnshire Cliff, running from the River Humber in the north to Grantham about 10 miles south, around a 20 minute drive. Here, trains on the East Coast mainline take you into London Kings Cross in just over an hour. It is less than 2 miles to the A17 with Sleaford about a 15 minute drive, Boston further towards the east coast, and King’s Lynn and Norfolk beyond. The A1 Great North Road is reached 7 miles away both at Newark to the west and Gonerby Moor south, providing excellent road links.

The centre of the market town of Newark-on-Trent with its castle on the river and cobbled market streets, is less than a 15 minute drive and has a Morrison’s, Asda and Waitrose, and where direct trains also take you to London Kings Cross (fast journey time around 80 mins) as well as, for example, Nottingham and Scotland. The historic city of Lincoln with its castle and magnificent cathedral high on the hill, is a direct route north taking around half an hour.

Fulbeck has a church of St. Nicholas, and a renowned country pub with fine dining, The Hare & Hounds, in former stables to the Manor. There is also a social club, a play park, a craft centre and café, and a village hall. More facilities are available in the villages of Leadenham and Caythorpe, both just 5 minutes by car, both with primary schools. There is a farm shop, petrol station with Spar shop with a post office in Leadenham, and another Spar store and post office as well as a doctors’ surgery in Caythorpe. A 10 minute drive north takes you to Navenby which is a very well served village.
