Pasture and woodland with consent for a new agricultural building

Description

Extending to about 77.06 acres (31.19 hectares) in total, the property is split into two Lots:

Lot 1: Land adjoining Peter’s Farm - 62.86 acres (25.44 hectares) - Guide price £600,000

Accessed off the Helmdon to Sulgrave road, the land is all down to grass and benefits from consent to erect a farm building close to the road. A decision was made that prior approval was not required, thereby allowing for the proposed 30 metre by 12 metre building to be erected. There is also an open fronted timber field shelter.

Lot 2: Part Allithorne Wood - 14.2 acres (5.75 hectares) - Guide price £150,000

Forming part of the Allithorne Wood, this is an attractive block of deciduous woodland comprising Oak, Ash and Sweet Chestnut with an understorey including Field Maple, Hawthorn, Holly and Hazel, with a ride through it. To the southern end of the wood, there is a cabin of timber frame, timber cladding and fibre cement roof construction which was used for storage and occasional accommodation in relation to a charcoal burning business which was previously run from the wood.

Please contact Philip Hoare or Grace Gardiner at Savills for a copy of the brochure or with any questions you might have.

Location

The property is located between the villages of Helmdon, Sulgrave and Weston, north of Brackley in Northamptonshire.
The land is approximately 4.6 miles from the A43 and 7 miles from the A422 to join the M40 at Junction 11.

Acreage: 76.84 Acres

Additional Info

An Agricultural Prior Notification Application was considered by South Northamptonshire District Council (now West Northamptonshire District Council) in July 2020 'for the erection of an agricultural building'. A decision was made that prior approval was not required, thereby allowing for the proposed 30 metre by 12 metre building to be erected. Details can be found under Application Number S/2020/1169/AGD. The footings have been installed and the Decision notice requires the development to be completed within 5 years of the application date which was 10th July 2020.

Lots 1 and 2 benefit from separate rights of way across adjoining third party owned land to the Helmdon to Weston Road , along the route A-B-C-D. A third party has a right of way over the entrance to Lot 1.

The soils are classified as being Grade 3.

The whole property falls within a Nitrate Vulnerable Zone.

The part of Allithorne Wood being sold is designated as Ancient and Semi-Natural Woodland.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
