A PERIOD GRADE II LISTED COTTAGE LYING IN THE MIDDLE OF THIS POPULAR VILLAGE WHICH IS SURROUNDED BY ATTRACTIVE ROLLING COUNTRYSIDE

The cottage forms part of a terrace of cottages believed to date from 1680 and constructed of coursed limestone under a thatched roof. The entire terrace was listed Grade II in July 1964 and form a very attractive part of this historic High Street.

In the hands of the current owners the cottage has been modernised and renovated to a high standard yet has not lost any of its timeless charm with exposed timbers and many nooks and crannies all used for storage purposes.

The panelled front door opens directly into the cosy sitting room with fireplace housing Stovax wood burner which when in operation has the ability to heat the whole cottage and create a wonderful atmosphere. A walk in cupboard lies under the stairs and offers good storage.

Opposite the sitting room is the dining room which could easily double up as a home office and directly overlooks the attractive High Street.

Lying to the rear is the slate floored kitchen with bespoke fitted shaker units with wooden work surface and white enamel sink with drainer. Cooking facilities are provided by a Beko oven with halogen hob above. A separate area houses a wooden dresser with wall mounted shelving above.

The part tiled bathroom lies off the kitchen with slipper bath, pedestal hand basin and low level W.C. Adjoining is the airing cupboard housing the hot water cylinder and providing additional warm storage space

FIRST FLOOR
A staircase rises to the main double bedroom which is a good size and links through to a slightly smaller double bedroom which is currently being used as a dressing room.

OUTSIDE

The small south west facing landscaped garden lies to the rear of the cottage and enjoys the sun from midday onwards when it is out. There is a graveled seating area edged by small raised herbaceous border and the boundaries are defined in the main by wooden fencing. A paved path leads to the two useful brick under pantiled roof storage sheds.

The neighbours on either side have a right to walk through the garden as does number 26 over theirs.

LOCATION

Podington is a very attractive and popular village lying on the border of Bedfordshire and Northamptonshire. The village is surrounded by attractive rolling countryside offering the perfect environment for walking, riding and cycling enthusiasts with good access onto a network of bridleways, footpaths and country lanes.

Broadband availability and predicted speed: obtained from Ofcom on January 25, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on February 3, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on May 31, 2012 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
