A superbly renovated Grade II listed detached period cottage with large garden and farmland views in the heart of the South Downs National Park.

Description

Manor Lodge is considered an outstanding example of early 17th century domestic vernacular architecture, as its original form has survived practically intact. Estimated to be built in c.1607, it is a traditional yeoman's house located on the northern outskirts of Cocking village. The property originally belonged to the manor of Cocking which, in turn, was held by the Viscounts Montagu of Cowdray.

The house has a long and fascinating history, depicted in various surveys and drawings with a fascinating line of ownership over the ages. In the Tithe Apportionment of 1840, Manor Lodge was described as a cottage with a garden and indicates that the southern area of the plot was used as an orchard, and it appears that the property was used as Cocking's post office at some point during the 20th century.

Situated in a slightly elevated position and overlooking farmland to the front, Manor Lodge is an enchanting timber-framed Grade II listed 2 double bedroom detached cottage. Acquired in the summer of 2021, the property has undergone a thorough and superb renovation program and now offers beautifully presented and surprisingly bright accommodation arranged over two floors with a wealth of exposed charming period features. The ground floor comprises a sitting room with impressive brick inglenook fireplace with log burner, a separate dining room with attractive woodblock flooring, a study/snug (possible 3rd bedroom), and a fitted kitchen with quarry tiled floor leading to a cloakroom/WC at one end and a useful utility room at the other. A door and windows from the kitchen overlook and open onto a rear terrace and the garden. On the first floor, there are 2 double bedrooms with part vaulted ceilings and a stylish bathroom/WC.

Outside, a pedestrian gate set to a low-level brick front boundary wall opens to steps leading up to the front garden, an integral store, and the front door. The large and principal garden area is of a southerly aspect being set to the side of the house and is mainly laid to lawn, which extends to the rear where there is a path to the side of the cottage and steps down to an attractive brick terrace adjacent to the kitchen. The property is bounded by mature hedging and shrubbery. In all, approximately 1/3 of an acre.
