Property description & features

"This is a really special and unique place to live. We've dearly loved this home and all it offers. The location is ridiculous really because everything is literally 'just up or down the road' (on foot!) - friendly local shops, happy schools, open space, music, coffee, woodland escapism, laid-back harbourside pints and chips. Reconfiguring the layout of this flat (having already lived on the Crescent in a second-floor apartment) was a true labour of love, resulting in a happy, adaptable space that evolved as we did. Friends often say it has a peaceful easy vibe and feels a bit secret and tucked away in a little tranquil bit of Clifton, like a Tardis that then leads to a hidden world. The fact that it's at garden level means it gets the most in terms of both space and access to the outside. The massive garden has so much unique space, beauty and wildlife - we hear owls most evenings at the mo. Along the Crescent, there's a hugely welcoming, eclectic and active community. There are summer parties, monthly garden mornings, table tennis tournaments and the notorious annual bonfire night extravaganza!"

Cornwallis Crescent is a beautiful and popular Georgian Crescent famed for its historic and extensive communal gardens to which this property has direct private access. Located on the edge of Clifton Village, a short walk will find you in one of Bristol's most established and desirable neighbourhoods with its highly-regarded restaurants and independent shops. New destinations such as Kibou, Coppa and Foliage Cafe strike a pleasant contrast to the well-established and ever popular Coronation Tap, Portcullis Pub, and beautiful views of the Avon Gorge Hotel. Cornwallis Crescent is also conveniently located close to The Downs, Bristol City Centre, and rapidly expanding Bristol Harbourside with waterside walks and pubs, Ferrys in to town, and which has attracted a number of large employers. For those looking for a day out South of the river, North Street is a 20 minute walk across the impressive Greville Smyth Park, past Ashton Gate Stadium. This offers yet more independent bars and restaurants as well as being well known for its wealth of Street Art. A short wander in the other direction from Cornwallis Crescent and over the famous nearby Clifton Suspension Bridge will take you to Leigh Woods and Ashton Court Estate, home of Bristol Balloon Fiesta and undoubtedly one of the best places to spend an afternoon if you want to escape the City.

Accessed via its own front door this two bedroom garden flat is packed full of both period charm and modern features such as underfloor heating throughout. An entrance area with large fitted storage cupboards leads to a spacious hallway currently used as an office. The large master bedroom is located at the front of the property, benefiting from a dressing area with fitted mirrored wardrobes as well as two modern sash windows looking out onto the front courtyard. The second double bedroom is located towards the rear of the property and has double doors that let in lots of natural sunlight and open out onto the private rear courtyard. Between the bedrooms there is a large well maintained family bathroom with feature walk-in shower, and also a separate utility and laundry cupboard making clever use of space. The impressive living room is located in the centre of the property. This large, light and welcoming space has a further set of French doors leading to the sunny South facing courtyard with established planting. An original vaulted walkway takes you through a private gate providing enviable direct and central access to the expansive and varied communal gardens, with lawns, woodland area and Georgian ballustrade. From the living room, and also itself providing alternative access to the outside, is the spacious kitchen and dining area. This well thought out space benefits from plenty of counter top space, integrated appliances, tall windows and a beautiful vaulted ceiling. With further storage both in an additional vault at garden level and in the main house at street level, and with features such as attractive hardwood flooring running throughout, this is a beautifully presented property suiting a wide variety of prospective new owners.
