The spacious property has four bedrooms and is the first in a line of six terraced houses. All are set back nicely from the street with a garden and two or three steps. Most have kept the attractive Victorian tiled paths up to the front doors. The street has a handful of attractive, mature trees.
Patio-style, the current owners have a small table and chairs in the raised front garden. This faces east and catches the morning light. Bay windows on both the ground and first floors do the same, making for a bright sitting room and bedroom above.
Visitors head up the garden steps, where the front door leads to a long hallway and the kitchen/breakfast room at the back of the house. On the left, you'll pass doors to both the sitting and dining rooms. Being on this side of the terraced property, they're adjacent to a lane - so you won't hear the neighbours.
The L-shaped kitchen space is nearly 22ft at its longest, loads of room for a big family. Two south-facing Velux windows let in lots of light, while the sink and worktop area overlook the yard at the rear. This is currently used as a storage area, accessed via a wet room and WC. But it could be repurposed with a little imagination.
The four bedrooms are on the first and second floors. Bedroom three faces you when you've climbed the stairs, and has an unusual mezzanine level with a permanent wooden ladder. Perfect for kids (or grown-ups) who like a quiet space away from the rest of the household. Also on the first floor is the family bathroom with its striking blue and white tiles.
Bedrooms two and three are a good size. Bedroom four is the largest and at the top of the house. With its two facing velux windows, it's light and airy. It's also quirky, as the current owner has used their joinery skills to add some interesting alcoves and bookshelves.
Mount Pleasant is a great place if you want to be at the heart of things. You have residents' parking and half the time you won't need the car. The city centre is a short walk, as are many bus stops and Polsloe Bridge train station. Belmont Park with its lively community centre is on your doorstep, offering everything from tap dancing to music lessons and yoga.
Both the university and the Royal Devon & Exeter hospital are just up the road. Yet a 20-minute walk gets you to Mincinglake Valley Park - a protected area with acres of woodland and meadows rich in wildlife. For the youngsters, local schools include Ladysmith's Junior School, just a couple of streets away. Two of the best private schools in the area (Maynard's and Exeter School) are within walking distance.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on April 13, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on April 13, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on July 18, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
