Seller Insight

We have really enjoyed living at The Grange, it’s a wonderful family home. We have done a lot to the property including creating a sizeable, light and airy kitchen dining room. The French doors onto the large terrace and pool area make it perfect in summer, and there’s a new log-burner at the dining end to be cosy in winter.

“There are many bedrooms – we have had 17 people staying here at one time! We converted one into a dressing room, lining the walls with fitted cupboards; it connects to the Jack and Jill bathroom shared with a similar sized double bedroom on the far side which is an ideal guest suite. The principal bedroom is dual aspect and has a fabulous new en-suite shower room; there is a family bathroom on the first floor and another shower room serving the three top floor bedrooms. The main bedroom up there has made a fantastic children’s playroom!

“We’ve installed a lot of tech in the property, with CCTV and automatic gates all managed via a central control unit. This also controls a distributed audio visual system around the house, with integrated speakers in both the cinema room and the lounge in the converted barn that adjoins the house. That is a great space that has doubled up as a living room and a games room. Security, lighting, heating, even the TVs and outdoor speakers around the pool can be controlled from your phone.

“The south-facing garden is lovely and sunny and has a wonderful kitchen garden with 8 raised veg beds and borders too; the asparagus is prolific, so too the raspberries and strawberries. There’s a fig tree, apples, pears, and cherries – always a plentiful harvest and more than we can eat!

“The bar and barbecue area has been a great success when we are entertaining. There is electricity and lighting out there and we have a fridge under the counter – it all looks lovely lit up in the evening, while in the daytime, both areas are a wonderful suntrap.

“When it comes to storage, we have whole rooms given over as cupboard space! We call one the Christmas Room and another the Holiday Room. The airing cupboard or linen store is racked out and clearly labelled to make life easy. With so many storage rooms there’s no need to get out a ladder and rummage in a loft!

“The schools are excellent, especially the grammar schools in Grantham, less than a 10 minute drive, with school buses picking up from the Village Green. There’s a good primary in Barkston, the petrol station has a store within it so that’s very handy for essentials, and the area is fantastic for walking dogs with lots of footpaths through very pretty rolling countryside.

“It is so easy to commute to London from here. You can catch an early train from Grantham and be getting off at King’s Cross before the school run’s even started! It is quicker to get to work in central London from here than from many parts of London!”

Schools

Barkston & Syston C of E Primary School is within walking distance of The Grange and The Grantham Preparatory International School is also within easy reach. For secondary education, with school buses passing through the village, 4 miles away in Grantham there are extremely highly regarded state grammar schools: The King’s School (for boys) and Kesteven and Grantham Girls’ School. Other popular secondary schools are The Priory Ruskin Academy and Walton Academy in Grantham, Carre’s Grammar School and Kesteven & Sleaford High School (for Girls), as well as St. George’s Academy, all in Sleaford. Within a reasonable distance are many public schools including Lincoln Minster, Oakham, Stamford, Uppingham and Oundle.
