The property sits in an extremely tranquil spot on the banks of the River Haven which flows through Boston and opens out into The Wash about a mile or so downstream. 1 Coastguard Cottage adjoins its neighbour whilst a couple of other properties stand nearby; it is reached down a privately-owned road, Hobhole Bank, which is around a mile long and locked overnight with automatic gated access for residents only. It is a dream location for any bird-watchers with RSPB Frampton Marsh reserve directly on the other side of the river (15 minutes’ drive to the Visitor Centre). Just inland from The Wash, it is one of Europe's most special places for wildlife; avocets, redshanks, skylarks and whimbrels can all be seen in summer, with thousands of ducks gathering on the freshwater landscapes in winter. Freiston Shore is another RSPB reserve about 10 minutes further up the coast.

In a historic area, the village of Fishtoft appears in the Domesday Book of 1086 as Toft but as Fishtoft in 1416. It is only a few minutes’ drive from the property where there is a primary school, St. Guthlac’s Church, a shop, football and cricket clubs, and a pub, the Red Cow Inn. Public service buses run from the village into Boston and further afield. Boston train station is on the Nottingham to Skegness line via Grantham where services take around an hour to London, or drive to Peterborough in just under an hour and catch a train to King’s Cross taking around 45 minutes.
