A charming, grade II listed, stone cottage in the middle of the attractive, conservation village of Leadenham dates back to the 18th century, and offers light and spacious accommodation with 2 to 3 bedrooms upstairs and a kitchen and 2 reception rooms downstairs with a lovely connection to the sunny, west facing, walled rear garden.

The tranquil location has unspoiled views across grazing pasture yet has good access to the nearby A17 leading to the A1 at Newark, and along the A607 to Lincoln to the north and Grantham to the south where trains take around an hour to central London.

“It’s a beautiful cottage with generous rooms which are flooded with light, spacious yet cosy at the same time. The living room is particularly large, stretching front to back. It has character with the exposed stone around the window, the log-burner a cosy focal point, and the bi-folding doors onto the terrace not only let in lots of natural light but are also wonderful to fold back on a warm summer’s day.”

“I came here nearly eight years ago and it was going to be my forever home; however, my circumstances changed so I have been renting out the house for the last four years. The family of four have been superb tenants and the property has been well maintained the whole time. It’s made a great family home for them with good local schools, but equally, it suited me as an individual, perfectly.”

“There is an extraordinary amount of built-in storage. Off the kitchen there is a little utility room which has another sink and there is space for a free-standing fridge freezer. Beyond this is the downstairs loo which has cupboards and space for a washing machine. Just off the kitchen in the dining room under the stairs, there is a shelved pantry. Upstairs, there is an airing cupboard, also shelved, and the principal bedroom has a wall of fitted wardrobes and a further hanging cupboard. The other large bedroom has a built-in cupboard. There is even loft space as well!”

“Despite being in the centre of the village, the house is in a quiet spot and the garden is very peaceful. Through the trees along the back, there are views over fields with sheep and lambs, cattle or horses grazing; the only sounds are birds or those of the countryside! It’s a lovely, private garden that catches the sun all afternoon and evening with plenty of space to eat outside. There’s a little stone shed in the far corner, mirrored on the neighbour’s side, that might have been outside privies once upon a time!”

“The garage adjoins the house which has a door at the back into the garden. There is a solid gate at the side that also leads into the back garden from the street – useful for bins. Parking is never an issue as you can always park in front of the garage along the street and there are no yellow lines outside.”

“It’s a very welcoming community and the neighbours are lovely. The location is excellent if you need to travel elsewhere – less than half an hour to Lincoln to the north and Grantham to the south where trains take an hour into London King’s Cross. The A1 is also not far away at both Newark and Grantham.”

Location

Leadenham is a very attractive, sought-after, conservation village located along the southern edge of the beautiful and picturesque Lincolnshire Cliff lying on the A607 just north of the A17. It is approximately 11 miles north of the market town of Grantham, 14 miles south of the city of Lincoln and about 9 miles equidistant between Sleaford to the southeast and Newark-on-Trent in Nottinghamshire to the northwest. Commuters are well served by Grantham’s high speed rail network to London King’s Cross (around one hour), and the A1 can be picked up here for the South and at Newark for the North.

One of many listed buildings in the village, 49 High Street, like so much of the village, was originally owned by Leadenham Estates; in fact the very attractive settlement with fine stone properties grew up around the stunning Georgian mansion, Leadenham House. The country house was built in 1790 for William Reeve surrounded by 3,000 acres of farmland and is now available as a wedding and events venue. Leadenham’s 13th century church is dedicated to St. Swithun, and the village post office and Leadenham Teahouse won a Rural Oscar with the Countryside Alliance awards a few years ago for the Best Post Office and Village Shop in the East of England. There is also a village hall, a Spar convenience store and a farm shop, a tennis club, a hockey club, as well as being home to Leadenham Polo Club.

Slightly further afield, just north of Grantham in Belton, The National Trust’s Belton House has gardens, parkland and an adventure playground whilst Belton Woods 4- star Hotel and Spa has two golf courses.

Schools

Leadenham C of E Primary School is within walking distance and rated Good by Ofsted whilst the state secondary school, Sir William Robertson Academy is a few minutes up the road towards Welbourn and is also rated Good. Other options are in Sleaford, Grantham and Newark. There are excellent grammar schools in the area with Kesteven and Grantham Girls’ School and The King’s School (for boys), both rated Outstanding by Ofsted, 11 miles south in Grantham. Sleaford, 9 miles southeast, has Carre’s Grammar School, Kesteven & Sleaford High School (for Girls), and St. George’s Academy, all rated Good by Ofsted. Very good independent schools, such as the Lincoln Minster Schools (prep and senior), are in Lincoln, with others in Grantham and Newark.
