“We have loved living here for the last 21 years and will be sad to move but our needs are different now. We feel like custodians of the property as it has so many lovely period details on both the outside and the inside which we have deliberately retained and cherished. There is quite unusual decorative brickwork along the eaves, the front door is the original one, so too, the pedestrian gates at the front and side. All the windows have stone lintels and sills; most are the original timber sashes which we have completely overhauled so they are well sealed with laminated double glazing.”
“Inside, there are high ceilings, deep skirtings, moulded cornicing, picture rails and the original tiled fire inserts to the fireplaces. Apparently, the designs are from the Aesthetic Movement which embodies beauty, particularly in nature, which you can see here. The fireplaces are only blocked up with balloons so, if swept, could be used as open fires again. The original staircase is a lovely feature and has deep treads and shallow risers so is very pleasant to use; it is lit from a skylight in the ceiling with a second skylight in the roof above.”

The only structural change we have made is opening up the kitchen to connect with the front reception room which is much more appropriate for a modern lifestyle; internal French or bi-folding doors could be added if required.”

Location
The property is located in one of the most popular and delightful villages on the outskirts of Lincoln where its range of shops include a convenience store, and there is a medical practice, two pubs, a library, a primary school, and a choice of excellent secondary schools in nearby villages. Very convenient commuting is into the city of Lincoln, as well as access further afield via the A46 north to Grimsby or south to Newark and the A1. Here, fast train services to London Kings Cross take around 75 minutes. Direct trains from Lincoln to London take about 2 hours. The A1 North is accessed at Markham Moor, about half an hour (20 miles) west. The A15 is very nearby linking to the M180 network to the north, and Humber Airport is about a half hour drive (25 miles).
The centre of Nettleham is a conservation area with the village winning the "Best Kept Village Award" several times. The property sits within the conservation area ensuring the quaint heart of the village is kept unspoiled with its church, green and stream, Nettleham Beck, which flows across Watermill Lane at a ford just 50 yards from the house. The house overlooks a field to the front, the site of the medieval Bishop of Lincoln’s palace guaranteeing the land will never be built on. There are some charming walks straight from the doorstep and further afield, the Lincolnshire Wolds, a designated Area of Outstanding Natural Beauty with rolling hills to explore, is about a 20 minute (15 miles) drive to the east, and the Lincolnshire coast beyond.

Nettleham has its own infant and primary school, Beckside Pre-School & Nursery and Nettleham Junior School rated Good by Ofsted, whilst in the neighbouring village of Welton, less than 4 miles away, is Ofsted-rated Outstanding William Farr Secondary School, a comprehensive school with a strong reputation. Another excellent option nearby is The Priory Pembroke Academy in Cherry Willingham about 3 miles (5 mins) away which is Ofsted-rated Good and, about 20 miles (30 mins) away, the much sought after Queen Elizabeth’s Grammar School in Horncastle, rated Outstanding. In the private sector, the highly regarded Lincoln Minster Schools (Prep and Senior) are 4 miles (10 mins) away in the centre of the city
