A very attractive, substantial, family home built in stone in 2011, stands in a peaceful, elevated position with views of the Lincolnshire countryside, on the edge of the sought after village of Hough-on-the-Hill. With a superb connection to the secluded, south facing rear garden, the property is presented in excellent order providing an extraordinary amount of space upstairs and down. Currently offering 4 double bedrooms, with space to accommodate another, there is potential to expand into the huge loft space (subject to planning).

Excellent schools and transport links are a significant draw to this village with Grantham and its fast rail services to both London and Leeds only 7 miles away, along with the A1 and the A17 which are even nearer, suggesting a delightful country lifestyle for a commuter.

“There were so many things that attracted us to the property when we came here a few years ago, but firstly, the location. The house is positioned on a quiet country lane, so it is very peaceful and although we have neighbours, it is extremely private and secluded with wonderful views across the Lincolnshire countryside. It’s the perfect balance of being part of a small community, having excellent local schools with school buses running through the village, enjoying an outdoor/country lifestyle, yet being close to good road and rail links for travelling/commuting further afield.”

“The house itself is extremely attractive and solidly built with such large, light and airy rooms we knew it would be ideal for our family. The big, living kitchen is the perfect area to be together as a family with the children often doing their homework at one end whilst we are cooking dinner at the other.”

“The back of the house faces south and the two sets of bi-folding doors onto the terrace fold right back and really bring the outdoors in, fantastic in the summer, especially if entertaining. The loggia at one end of the terrace really extends the time you can sit outdoors to include spring and autumn; an integrated blind can be used to protect from winds, or the roof can be retracted if you want full sun. There’s built-in lighting and heating if it’s chilly. The evening rays of the setting sun fall on this area which makes it particularly special at that time of day.”

“It’s a warm house with zoned underfloor heating downstairs so you have total control; each area can be timed and set at different temperatures. For the size of the house, it is really quite economical to run.”

“The rooms are not only large but provide versatility. The dressing room to the main bedroom could be used as another bedroom; the previous owners used it as a study as well as having a television in there. The study/dining room downstairs could even be used as an additional ground floor bedroom to accommodate an elderly family member.”

“We have loved the ability to walk through pretty countryside from the doorstep without the need to get into a car. There are public footpaths in every direction, for instance, Gelston one way and Caythorpe another.”

“It has been great being so close to major roads such as the A1, but far enough away not to realise it. The location is fairly central geographically, which is useful if you need to travel in any direction across the country. Grantham train station has high-speed trains to London making a total journey time from our door into central London around an hour and a half, similarly to Leeds.”

Location

Hough-on-the-Hill is a delightfully small and peaceful village in the beautiful Lincolnshire countryside and home to the c.11th century church of All Saints and the award-winning, 17th century restaurant/inn, The Brownlow Arms. For the commuter, the A1 is 5 miles south, the A17 lies 5 miles to the north and Grantham train station is located on the East Coast main line which offers a high-speed service north and south, with both Leeds and London King’s Cross around an hour away.
