A BRIGHT FUTURE

Built in 1972 by her grandmother, the three-bedroom house sits comfortably on land that was already owned by the family. “My grandma designed and built it as a place to retire to,” she recalls. “She was already living in the house that is now next door. It had a very a good-sized plot and so building another home within the grounds was ideal. My father also went on to live at the new house.” Over the years, the property has been well-maintained and upgraded as necessary. Sitting very comfortably within its mature plot, it originally had an attached garage. This was later converted into a third bedroom and a separate, detached garage was built. “This house still holds a huge amount of potential for other changes,” she observes. “It is ready for someone to move straight into but if they did wish to update, remodel or extend it (subject to the relevant planning permissions) there are lots of options.”

FAMILY LIVING

The property is currently entered via a central front door, which opens into the reception hall. To the left is the first bedroom, a dual-aspect room that looks out over the garden to the front and side. “This is a particularly light bedroom,” she says. Opposite this room is the kitchen dining room, which has ample space for a breakfast table and features a door that opens on to the outside space, where there is access to a workshop or store room. “The kitchen is a very nice room,” she says. “It opens into the third bedroom, which is also dual aspect. This is an unusual place for a bedroom, so new owners may wish to use it as a playroom, family room or formal dining room instead, perhaps. This house is very flexible in terms of how you arrange the rooms.” She adds: “Someone may also wish to consider removing the wall between the kitchen and this bedroom to create a spacious, family kitchen dining room.”

ENORMOUS RECEPTION ROOM

The family bathroom and second bedroom are also off the central hall. The second bedroom also has windows on two sides and takes in pleasant views out across the leafy garden. The owner has enjoyed visiting her family and spending time at the property over the years.
“It is a great location because you have access to all the shops and facilities of Welwyn Garden City and yet can get out into the countryside and to pretty villages like Burnham Green very easily,” she says. “The transport connections are very good and it is easy to travel into London.” She adds: “I will miss this house because it has been part of our family history but I know the people who live here next will enjoy it as much as we have.”
