Quality materials, beautiful designer details, and well-thought-out use of space make this fabulous three-bedroom contemporary home a rare find. Close to both good transport links and a great mix of local cafés, bars, restaurants and shops, it offers both style and substance in a fantastic location.

The house is part of Danvers Terrace, a row of five design-led townhouses conceived by award-winning architects Hogarth and named in homage to iconic film director Sir Alfred Hitchcock, Leytonstone’s most famous resident.

From the street and paved front garden, you’re met by a rich red brick frontage with bespoke grey anthracite double-glazed windows to all three floors and a matching modern door with chrome furniture, contemporary wall lights, and a slim overhead transom.

Step into the entranceway, where a handy coat area leads to a characterful exposed brick wall beside painted wood stairs. Underfoot, wide oak engineered planks flow to the back of the house.

On your left is a bespoke open-plan kitchen designed by London-based Pluck Kitchens. It features deep blue and soft white birch plywood units with recessed handles offset by white walls and high-quality Corian worktops.

A long island includes an under-mounted Schock Typos 1.5 bowl sink and chrome Monobloc tap and continues seamlessly into a dining area featuring overhead hanging pendant lamps.

The room is further illuminated by a tall picture window with discreet integrated bottom-up blinds, spotlights, and integrated LED strip lighting. These brighten the wall units, open shelving, and a glazed white Ca Pietra ceramic tiled splashback laid in brick formation.

Integrated appliances, all by AEG, include a stainless steel electric double oven, a six-ring stainless steel gas hob with canopy hood, a washer/dryer, a dishwasher and an American-style fridge freezer. The Vaillant boiler, newly installed when the house was completed in 2020, is also hidden away here.

Beneath the stairs, you’ll find a cloakroom with an exposed brick wall, a contemporary basin and chrome mixer tap, a large mirror and a wall-hung loo. Next door is a handy storage cupboard.

Step down into the living room, which opens to the garden through full-height, white French doors. The exposed brick continues here, in the form of a central chimney breast hosting a Dik Guerts Instyle wood-burning stove.

Meanwhile, a tall anthracite grey column-style radiator gives further warmth and a bespoke ply shelving unit painted in deep blue houses a TV socket set cabled to enable Sky+ (subject to subscription), terrestrial digital TV and FM radio.

Back in the entranceway, wooden batons have been cleverly used to create a natural room divider and take the place of bannisters, while stylish Industville bulkhead lamps light the way upstairs to the first floor.

Enter through a pocket door to the upstairs landing. To your right, the first double bedroom has a personal terrace overlooking the garden, accessed through a set of French doors.

Both these and the separate floor-to-ceiling window are fitted with bespoke integrated blinds, while a soft neutral carpet runs underfoot. The walls are painted in dusky lilac Brassica by Farrow & Ball, while good-sized bespoke built-in wardrobes are picked out in dark blue. Other details include a TV socket set (as in the living room) and a tall anthracite grey column-style radiator.

Back on the landing, you’ll find a fresh and welcoming family bathroom, where orange geometric floor tiles and tawny glazed ceramic wall tiles in a herringbone formation – both by Ca Pietra – provide pops of colour and a striking contrast to the white paintwork.

The contemporary bath with a frameless glass screen includes a Grohe rainfall shower and separate handheld attachment, while the countertop basin sits on a bespoke ply vanity with matching chrome Grohe mixer tap. There’s also a wall-hung loo with Grohe flush plate, a tall wall mirror, and a good-sized chrome heated towel rail.

With blush walls painted in Calamine by Farrow & Ball, the third carpeted double bedroom lies at the front of the house. A tall column-style radiator sits between two full-height windows fitted with bespoke bottom-up blinds, which open to Juliet balconies and a slim green sedum overhang roof.

Take a second staircase to the top floor, where a series of skylights run almost the length of the house, flooding the hallway with natural light.

Behind a pocket door, you’ll find a luxurious primary bedroom suite, starting with a double carpeted bedroom that enjoys garden views and its own private decked outdoor terrace to mirror that below, accessible through tall French doors.

The walls and vaulted ceiling have been colour-drenched in Farrow & Ball’s Hague Blue for a cosy, cocooning feel, while brass bedside lights and switches by Dowsing & Reynolds add a touch of glamour. Other details include a column-style radiator and a TV socket set.

A further pocket door leads to a walk-in wardrobe area with bespoke built-in floor-to-ceiling storage and integrated LED strip lighting. A third door then leads to the show-stopping en suite.

Lit by two frosted casement windows and a double Velux to the vaulted ceiling, this beautiful space includes a freestanding roll-top bath with chrome Grohe floor-standing mixer tap and handheld shower attachment; a wall-hung loo; a chrome heated towel rail; a shaver point; and twin vanity basins with bespoke storage and chrome Grohe taps mounted into a wall-width mirror.

Set against an eyecatching feature wall backdrop of peacock blue Lily Pad hexagon tiles by Ca Pietra, a pair of rainfall showers with matching handheld attachments provide the finishing touch.

Outside, brick walls to two sides and a contemporary slatted timber fence to the third enclose the garden. A composite decked area leads to a lawn with slate borders filled with plants such as rosemary and grasses, while a timber planter running along the back displays a row of Fatsia Japonica.

A NOTE FROM THE OWNERS:

‘We love the contemporary features, quality materials, and design of the house – it all feels very luxurious. Our favourite room is the master bathroom and walk-in wardrobe. It feels like we’re in a hotel every time we use it!’

IN THE NEIGHBOURHOOD:

James Lane is ideally suited for either a wander into the bustle of High Road Leytonstone or down to lovely Leyton Village on Francis Road.

Between the two, you'll find plenty of local favourites to explore, including popular watering holes such as the Heathcote & Star pub and Fillybrook craft beer hall; authentic Thai cooking at The North Star; locally-brewed coffee at Perky Blenders; and excellent pastries at Wild Goose Bakery and Albert & Francis. Or try Italian restaurant Mora, Michael's fish & chip shop just down the road, and Masala India.

The current owners particularly recommend The Crown and Yardarm for drinks, Holy Bagels for lunch during the week, and Eat 17 in Walthamstow Village (around a twenty-minute walk away), which they say serves the best chicken burgers for miles.

Also within walking distance, Wanstead Park is a wild oasis for seasonal adventures in a busy city. Alternatively, take a short walk, drive, Tube or cycle ride to Epping Forest and enjoy over 2400 hectares of green open space and woodland. In the other direction, the Olympic Park and its wonderful swimming pool, Hackney Marshes, and Lea Valley horse riding and ice skating are all within easy reach via quiet cycle routes.

Leytonstone Tube is a 15-minute walk, from where the Central Line whizzes into the City and West End, with a quick change at Stratford to the Jubilee line for Canary Wharf, the South Bank and Westminster and the new Elizabeth Line. Leytonstone station sits on the merging point of the Central line loop, which means there are always lots of trains, and you’ll be the first to hop on during the morning rush hour. Leyton Midland Road Overground, which will take you to Kings Cross and St Pancras in 25 minutes, is 7 minutes by foot.

Local schools include the Ofsted-rated ‘Good’ Gwyn Jones Primary (7 mins), Norlington School & 6th Form for Boys (13 mins), and Connaught School for Girls (15 mins). Excel Kids day nursery is just 8 minutes by foot.

We specialise in Victorian and Edwardian homes with contemporary interiors and traditional character in Leytonstone, Leyton, Forest Gate and Wanstead.  Our creative approach to marketing your home offers you an elevated alternative to the standard model of estate agency, from professional copywriting, to magazine-style photography and a personal love of period details and modern materials. The care and devotion that people display towards their Victorian or Edwardian homes is a complete inspiration to us, and is the reason why Eeleven exists.  We've had a longstanding love affair with these remarkable and versatile properties — from the architecture outside, to the detail within, and the versatility of the design — but it's the imagination of people who make one their project that really stirs our soul. Whether it's a painstaking restoration that pushes the original character front and centre; a creative modernisation that blends reclaimed materials with contemporary finishes; or a complete remodel that redefines the roles of rooms and entire layouts: Victorian and Edwardian homes have ridden the waves of changing design trends and evolving lifestyles while never going out of fashion! Our founder, Vince Laurella, started his estate agency career in Leytonstone in 1999. Since then he's helped thousands of people to realise the most from their Victorian and Edwardian properties: from the maisonettes off Francis Road and the terraces of the ladder in Forest Gate, to the broad tree-lined avenues of Upper Leytonstone and the prized collection of streets that go to make up Bushwood. And so, in 2016, he created Eeleven, a specialist estate agency for the very best period property in the neighbourhood, built on design-conscious marketing, deep local insight and a really good customer experience. Whether you are selling, letting or refurbishing a Victorian or Edwardian home in Leytonstone, Leyton, Forest Gate or Wanstead, we're here to help you achieve the best possible price through a unique, intelligent and thoughtful approach.
