Location
Mendlesham is a small village with a strong community spirt, supported by a pub, shop, church, doctors' surgery and primary school. Stowmarket (6 Miles) has a wider variety of amenities on offer as well as a mainline railway station on the London Liverpool Street to Norwich line and the smaller market town of Diss (11 miles) offers a similar range of amenities including an 18 hole golf club.
The Property
This attractive cottage is built of timber frame under a slate tiled roof. It has been extended and much improved over recent years and now offers practical and spacious accommodation. Most of the windows have been replaced, the front rooms have Storm windows installed which were chosen to match the original leaded light windows. The rooms are beautifully dressed and really show-case the cottage well. The sitting room has the benefit of a woodburning stove which does a good job of heating the ground floor, helped by areas of open studwork which allow air to circulate as well as give a sociable open feel. The Shaker style kitchen boasts wooden work-surfaces and incorporates an integrated double oven, induction hob, dishwasher and fridge freezer. There is also a deep cupboard with plumbing for a washer-dryer. A cloakroom has been cleverly installed under the stairs and on the first floor there is a family bathroom with shower over the bath. The larger bedrooms are well lit and have fitted cupboards, a study area gives access to one of these rooms but could easily become a separate room in its own right and there is also a further bedroom facing out over the rear garden.
Outside
The property is approached from Chapel Road via a gravelled driveway which provides a parking space in front of the cottage as well as parking in front of the single garage to the side which has a side courtesy door accessed from within the rear garden. The garden is paved for easy maintenance and catches the sun for most of the afternoon and evening. This little gem of a cottage will appeal particularly to early retirees looking to integrate into a village community.
Services
Mains water, electricity drainage are connected to the property. Oil-fired central heating. Water softener.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on November 7, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on November 7, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on November 10, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
