*Vendor's comments: * "The flats were built in 2000. I bought in 2007. In the 16 years I owned it, I lived in it for 9 years and rented out for 6 years when I was working overseas. The flat would ideally suit a first-time buyer looking to buy an affordable home and get onto the property ladder. It would also suit someone buying to let. The rental value has always been competitive; I never waited more than a few weeks to find tenants.
Living here has been great. What we have loved most about the property is that it is light, quiet, well laid out, easy to maintain, and feels homely and you can see trees out of every window. Normanton Road is a quiet road and the neighbours are friendly and respect each other. The neighbourhood feels like a safe place to live. The building is well maintained by the management company and the local gardener who keeps the surrounding garden looking really nice.
One of the main reasons I bought the flat was its proximity to green space. You’ll benefit from several big parks and woods nearby, all with good surrounding views: the woods at Croham Hurst (10 mins walk), Lloyd Park (10 mins walk), Coombe Wood (15 mins walk), and Addington Hills (20 mins walk). As a runner, I’m out in those parks 5 or more times a week. The access to a substantial area of nature is what I’ll miss most when I leave. We’re moving so we can get somewhere with a garden.
The flat is just 10 mins from South Croydon station and 15 mins to East Croydon by bus. There is a small Tesco within walking distance and a bigger Aldi and a Sainsbury’s in Selsdon which is a 10 mins bus/car journey away. In addition, there’s a LIDL in Addington (15 mins) and a Waitrose in Sanderstead (15 mins). You can be on the M25 within 25 mins, and you can also get to Gatwick Airport in an hour by train or car (even less if you drive outside of rush hour). The flat comes with its own private off-street car parking space and a separate outbuilding for storing bicycles.
I had the property fully redecorated and re-carpeted in summer 2022. I also installed a very efficient brand new boiler that year, which has saved us £375 on gas bills in a year. Being a top-floor flat, it also has loft space, which is useful for storage."
