The property is well presented with character features alongside modern kitchen and bathroom. Internal viewing highly recommended.

Entering through the part glazed front door is the main hallway. The hallway is full of character with its original tile floor and high corniced ceilings. To your right is the dining kitchen which has a range of wall and base units, complementary worktop and a 1 1/2 composite sink with mixer tap. Appliances include a Delonghi range cooker, integrated fridge and dishwasher. Space and plumbing for white goods can be found in the adjoining utility room.

The sitting room is accessed off the dining kitchen through double glazed doors. It's a lovely light room with fitted carpet, coved ceiling, fireplace to centre with open fire insert, alcoves, built in cupboard, window to side and bay window to front that overlook the garden. Also on the ground floor is a handy downstairs loo that is perfect for guest use.

Upstairs are three bedrooms, the family bathroom and access to the attic room on the top floor. Two of the bedrooms are good size doubles with the third being a large single. The house bathroom features a freestanding bath, shower cubicle, vanity wash hand basin, wc, heated towel rail, extractor fan and a Velux roof window. The attic room is very accessible with a proper fitted staircase off the main landing. The attic room features light and power, built in storage cupboards to the eaves and a Velux window.

Outside, to the front is a private lawn garden, surrounded by a privet hedge. There is a seating area to the side that features a pergola with climber plant. The rear garden is low maintenance with gravelled courtyard suitable for vehicle parking accessed through double gates off Thorndale Street. There is also a good stone built outhouse with light and power that provides good storage.

The village of Hellifield is situated on the border of the Yorkshire Dales National Park approximately six miles from the market town of Settle and approximately nine miles from the larger market town of Skipton which has a direct rail link to London. Hellifield has its own village shop, post office, GP surgery, fish & chip shop, cafe, clothes shop, public house, social club, primary school, nursery and two churches. There is a bus service to the neighbouring towns and villages and there is also a railway station with connections to the business centres of West Yorkshire and it's also on the picturesque Settle - Carlisle railway. The business centres in East Lancashire are also within comfortable daily commuting distance.

Enter Hellifield village from Settle on the A65 and proceed under the railway bridge. Pass the church on your right hand side and soon after you will see South View on your left hand side. Parking is available through double gates off Thorndale Street.

Broadband availability and predicted speed: obtained from Ofcom on October 2, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on October 2, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on June 13, 2018 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
