Guide Price £400,000 to £425,000.

I bought this property in December 2021 as a first-time buyer and it has been a fantastic first home.

The first things that really stood out to me were the modern style of the flat, the balcony and the location. Being around the corner from Maze Hill station and Greenwich Park really appealed to me. Plus, the flat is literally opposite a gym, doctors and Sainsbury's, and is a stone's throw away from the rest of the shops on Trafalgar Road.

I was a single woman when I first moved in and was attracted to the level of security. After meeting my partner, he moved in shortly afterwards and we've been living comfortably as a couple as there is plenty of space.

The main living area is a great entertaining space with the open plan kitchen and balcony - we've regularly hosted dinners and parties with our friends and family.

Having our own private balcony has been such a blessing. It's perfect for sitting out with a morning coffee, dinner and drinks on warm evenings, or just opening the doors from the sitting room to let the outside in - we barely have it closed in the summer. At times it's been a real sanctuary for us, especially as it's off the main road. It feels private and peaceful.

The block of flats and adjoining streets have a very friendly feel and we get along well with our neighbours, especially those in the building. We have our own Whatsapp group where we share news about the building and upcoming events in the area. Every Christmas, one of our neighbours leaves sweet treats outside our front doors!

Greenwich is an amazing place to be, with plenty of restaurants, pubs, bars and shops. The Pelton Arms is our favourite pub along with the Cutty Sark and Trafalgar Tavern by the river. We are also a 30 minute walk away from Blackheath with lots of other amazing pubs and restaurants, such as Copper & Ink and Tziganos.

An important thing for me was to be well-connected to central London. To commute to work, I most often take a 12 minute train from Maze Hill station to London Bridge where I can access the Northern and Jubilee lines, or a 10 minute bus to North Greenwich station where I can access the Jubilee line and DLR. A few times, I have taken the Uber Boat which goes from Greenwich all the way to Putney.

After two happy years, we're moving to a bigger flat to start a family. But, keen as ever to stay in the area, we're only moving about 200 metres away!

Understandably, some people have a pretty dim view of estate agents, and it seems many have a horror story or two to share – us included. But our mission is to change the profession by example…and hopefully end up being a bit less lonely at dinner parties and the school gates. “Fairness” and “honesty” don’t often appear in the same sentence as “estate agent”, but we’re staking everything on it – which also involves being honest about what you actually need from an estate agent these days. The Fishneedwater team share the same belief that if you treat clients fairly and do things properly, they won’t mind the lack of branded minis or beers in the office fridge.

OnTheMarket may have applied supplementary data to this property listing, including:

Broadband availability and predicted speed: obtained from Ofcom on October 2, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on October 2, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on June 7, 2019 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
