The Old Bake House sits within the conservation area of Easton on the Hill which is a very sought-after and attractive village on the Northamptonshire/Lincolnshire borders.

Easton on the Hill is a large village of mainly stone-built properties. The village is a popular residential area with a shop and post office, two public houses with restaurants, café, a village hall and a church.

Communications in the area are excellent with the A43 to Corby and the A47 trunk road connecting the cities of Peterborough and Leicester. The A1 also gives fast connection to the Cathedral city of Peterborough which, with its comprehensive shopping and leisure facilities, also has a mainline rail station with high-speed trains to London Kings Cross.

Stamford, approximately 2.5 miles away, is renowned for its Georgian architecture and regularly appears as a prime location within various national newspaper “best places to live” features. There is a weekly Friday Market and a fortnightly Farmers’ Market. There are also a great variety of restaurants, hotels, boutique shops and leisure facilities to explore.

Trains from Stamford provide direct links to Peterborough, Cambridge, Leicester, Birmingham and Stansted International Airport as well as connecting trains to Kings Cross.

There is a wide choice of schools in the area, both primary and secondary at Stamford, Oundle, Peterborough, Uppingham and Oakham, offering both state and private education within easy reach.

Leisure pursuits, including golf at Burghley Park, Luffenham Heath and Greetham, are close by. Rutland Water with its nature reserve, cycling routes, water sports and trout fishing is approximately 8 miles to the north-west. The surrounding countryside has numerous footpaths and bridleways providing ample opportunity for uninterrupted walks across the fields to Stamford meadows and further into the Welland Valley.

Description:

The Old Bake House is located in the heart of the conservation area of Easton on the Hill. Radiating charm and the characteristics of a period property, The Old Bake House build was actually completed in 2014 of stone under a new Collyweston roof and is unlisted. Boasting a plethora of unique and tasteful design features, the home benefits from an array of modern luxuries throughout such as underfloor heating an integrated vacuum system, and an integrated sound system, and the quality of the build is reflected in the materials and appliances that have been incorporated.

Entering through the wide, solid oak front door the space opens into a welcoming and bright reception hall-cum-snug with beautiful feature fireplace and log burner. The limestone floor continues through double-arched doors into the kitchen-living-garden room. The kitchen houses an array of high-end appliances comprising; electric AGA, separate induction hob, AEG microwave combi, integrated coffee machine, Miele dishwasher, Quooker tap, Insinkerator, separate filter water tap, wine fridge, fridge freezer with ice and water dispenser. The oak-fronted cabinets are hand-painted and the worktops are of solid stone and the kitchen island provides further preparation space and storage.

The vaulted garden room is of oak and glass with an exposed stone wall. The electric skylight and opening windows alongside the double doors onto the dining terrace allows for a light and airy atmosphere.

Moving back through the home is a boot room and built-in coat rack with internal door to the garage. There is also a ground floor WC and large utility room with plumbing for a washing machine. One of the quirkiest of features at The Old Bake House is the hidden cloakroom, also housing the data rack, entrance to which is cleverly disguised as a wall panel.

To the front of the property is a beautiful, dual aspect drawing room with inglenook fireplace and open fire, in addition double doors lead out onto the front courtyard.

Adjacent to the drawing room, through another set of arched, glass-panelled doors, is the dining room with feature fireplace and window seat next to the stone mullion window to the front.

Completing the ground floor is the office with feature internal window and glass ceiling square allowing for natural light to flood in, there is also useful, built-in shelving.

Rising to the first floor up the oak staircase is a delightful reading nook nestled in the bay window overlooking the front courtyard. To the right is the family bathroom with free free-standing bath, mirror-TV, dual sink vanity, bidet, WC, heated towel rail and integrated music system.
To the front of the property is the Principal suite with cleverly disguised dressing room and ensuite shower room. Opposite is a double bedroom with both window to the front and skylight as well as loft access to a boarded area.

Passing the linen cupboard, along the vaulted landing, there is a further double bedroom, also with loft access. To the rear of The Old Bake House is a guest bedroom, enjoying views over the courtyard garden, with ensuite bathroom and walk-in wardrobe.

Outside:

An electric gated driveway leads to a gravel courtyard with access to a double garage with electric doors. In addition, beneath the drive, is a rainwater harvesting system used for the bathroom. The courtyard has three globe water features, and the stone façade of The Old Bake House is softened by a beautiful wisteria.

The double garage, accessed from the bootroom and both the front and rear courtyard, has a useful storeroom and stairs that lead to a studio room with sky light, sockets and TV points as well as another storeroom.

The rear courtyard is private and tranquil with two water features creating a relaxing ambience. From the dining terrace, steps rise to the lawn, flanked by box hedging. The courtyard is mood-lit throughout and is also a sun trap illustrated by the thriving fig tree. To the rear corner is a permanent gazebo structure providing elevated, sheltered seating.
