Unwinding in her Langstone Ley home, gazing out into the garden, the owner of the Welwyn Garden City home never tires of the view. Her generous garden is leafy and mature and from here she can watch the birds in the trees and simply soak up the tranquillity. “Sitting at the back of the house, looking through the double doors and the conservatory on to the garden is one of the things I enjoy most about living here,” she admits. “I love the light and spacious feel of this part of the property and feel very lucky to have found a house with a garden like this – it is just one of the many reasons I was drawn to it 16 years ago.”

IDEAL HOME

The handsome, four-bedroom house was brand new when she moved in. Beautifully designed in red brick, set behind a hedge and with a bay window and porthole window to the front, it has an abundance of kerb appeal. “I also liked it because it was set on a pretty, no-through road that was very quiet, despite being within easy reach of shops and schools,” she recalls. “I loved its layout, with the kitchen, which had the gorgeous bay window, to the front and the living area and master bedroom to the rear, where they overlooked the garden. There was lots of storage inside and there was lots of space outside.”

CHIC INTERIOR

Since moving in, the owner has improved and upgraded her stylish home, extending it, enhancing it and giving it a stylish finish throughout. “I added the conservatory and had the ground-floor cloakroom and family bathroom improved, with new high-end fittings installed; the kitchen was upgraded with new glass splashbacks. New flooring was laid throughout the house: this included Amtico in the hallway, cloakroom, kitchen and sitting room downstairs.” Outside, decking and new terraces were laid to the rear and artificial grass was added at the re you looking side and front of the house. “Other touches elsewhere included bringing in Porcelanosa tiles and Farrow & Ball paint,” she adds.

AIRY AMBIENCE

Indeed, the attractive house now presents a very clean and minimal look throughout. With immaculate walls painted largely in white or fashionable grey, there are also feature walls here and there to provide accents of interest. The property is entered from the front via an entrance hall, which gives on to the kitchen to the left. This is well laid out for food storage and preparation and has ample space for a breakfast table and chairs. The ground-floor cloakroom and a large cupboard are also off the hall, while the capacious sitting room, which has plenty of space for special occasions as well as daily living, is to the rear. “I love this room – it has such a lovely ambience,” she admits. “It has been an ideal place for welcoming friends and family, as well as spending time with my children when they were growing up.”

HOME AND GARDEN

The conservatory, which has sliding doors on to the garden, spans almost the entire width of the house. This flexible space has had a multitude of different uses, from an extra relaxation and television room, to a gym and entertaining space. “The way this large area downstairs opens on to the garden has made it ideal for family and entertaining,” she explains. The garden has also given the whole family great pleasure. “Down one side, it is very, very private – we have an inflatable spa pool down there during the summer months. It is not overlooked so you can just relax with a drink and enjoy the evening.”

A NEW CHAPTER

All four bedrooms are on the first floor of the house. The master bedroom is a particularly generous size and benefits from an en suite shower room. The other three bedrooms share the family bathroom. “Again, the layout here was ideal when the children were younger – everyone was able to have their own space and yet there was also room downstairs for gathering together.” Now the children are grown-up, she is moving on to start a new chapter in her life. “I will be sad to leave because I love the house and brought my family up here,” she admits. “I have also enjoyed being within walking distance of everything I need, including some lovely woods and parks and Tewinbury Farm. It has been perfect for us in every way.”

SETTING THE SCENE

To the front and side of the house there are areas of garden that have been laid with artificial grass. To the rear, the property opens on to a good-size garden, with sections of decking, terrace, lawn and mature planting.
